Sitework takeoff
Mass excavation, subgrade stabilization, storm and sanitary runs, and detention volume for I-55 corridor industrial pads.
CY · LF · TONWe produce CSI MasterFormat takeoffs and estimates for Bolingbrook contractors, developers and owners — Excel and PDF, marked-up plan sets, 24–48 hour turnaround on most projects, priced with ZIP-code-adjusted material and labor data.
Bolingbrook pricing turns on Will and DuPage County jurisdiction splits, I-55 and I-355 logistics-site earthwork, Illinois frost depth footings, warehouse and data-center shell scope, and a 2025 residential permit mix of 131 single-family units with no multifamily — so bidders price single-family trades and industrial shells, not mid-rise.
Bolingbrook sits across Will and DuPage counties at the I-55 and I-355 interchange, which means a single project can carry two permitting paths and two inspection schedules. Most of the work we price here is industrial shell and tenant fit-out along the I-55 corridor, warehouse and distribution space, plus single-family residential infill. That mix changes the takeoff: you are measuring tilt-up wall panels, slab-on-grade, racking-ready MEP rough-in and sitework quantities far more often than you are measuring mid-rise structural frames.
We build estimates from the drawings up, organized by CSI MasterFormat division, with quantities traceable to marked-up plan sheets so your estimator or project manager can check any line. Pricing runs on ZIP-code-adjusted material and labor data, which matters in a metro where concrete, aggregate and steel suppliers quote different numbers depending on which side of the county line the site sits. If you are comparing this market against other Chicago-area suburbs, our Illinois construction estimating page covers the state picture, and Schaumburg and Des Plaines pages cover comparable industrial and commercial corridors.
For bidders. You need a bid-ready quantity sheet before the deadline. We return division-organized takeoffs with marked-up plans in 24–48 hours, so you can adjust labor factors and markup without rebuilding quantities from scratch.
For builders. You are buying out trades and need scope gaps exposed before subcontracts are signed. Our line items separate what is drawn from what is specified, so missing caulking, flashing, backfill or firestopping shows up as a line, not a change order.
For owners. You are comparing contractor proposals or checking a budget before design is complete. We price the same scope across bidders and flag where the numbers diverge, so you know which proposal is low because it is incomplete.

131 new housing units in 2025 (+6.5% vs 2024).
131 single-family · 0 multifamily (0%).
The U.S. Census Bureau Building Permits Survey counts 131 new privately-owned residential units permitted by Bolingbrook in 2025, up from 123 in 2024 — about 7 percent. Every one of those units is single-family; multifamily share is zero. Permitted value runs about $35M, averaging roughly $265,400 per unit. For bidders, that means the residential pipeline here is detached houses and lot-by-lot infill, not podium or mid-rise apartment work. Takeoffs should be built around footing and foundation packages, wood-frame or panelized wall systems, roof trusses, and the full single-family MEP rough. If you normally price multifamily, our multi-family estimating services page covers that scope, but do not assume it transfers to Bolingbrook's current permit mix. Bolingbrook ranks 8th of 25 covered Illinois cities by residential units and accounts for about 2 percent of the 6,710 units in that covered set.
The Chicago area remains a major commercial and industrial hub with a strong logistics and data-center pipeline, and Bolingbrook's position on I-55 and I-355 puts it directly in that flow. For estimating, industrial shell work means large slab-on-grade pours measured in cubic yards with saw-cut and joint layout, tilt-up or precast panel counts by panel type, structural steel tonnage, and roof systems measured in squares with insulation and flashing separated. Site packages carry the heavy weight: mass excavation, lime or aggregate subgrade stabilization, storm sewer by linear foot with structures, and detention basin volumes. Data-center and cold-storage fit-outs add electrical gear, UPS rooms and heavy mechanical. Because these projects cross county lines, confirm which jurisdiction issues the permit and which code edition is adopted before you lock the estimate. Our industrial estimating services and commercial estimating services pages describe how we structure those divisions, and Decatur covers a different Illinois industrial market.

Concrete, framing, roofing and MEP subs in Bolingbrook need takeoffs scoped to their trade, not the whole project. We isolate your division—03, 05, 07, 22, 23—with marked-up sheets so you can price your crew without carrying someone else’s scope.
You are evaluating infill residential lots or warehouse pads in Will and DuPage counties. We price the same scope across multiple sites so you can compare sitework, foundation and utility costs before you commit to a parcel.
Your drawings may be 60% complete when the owner asks for a budget. We measure what is drawn, flag what is missing by CSI division, and give you a quantity base to discuss scope with the client before specifications are final.
You are adding racking, expanding a dock, or fitting out leased industrial space. We separate landlord work from tenant improvements and price the MEP and fire protection scope that often gets left out of a landlord’s shell estimate.
Bolingbrook and the surrounding school, park and library districts bid maintenance and small capital projects. We provide line-item quantities for roofing, concrete and sitework packages so your bid tabulations compare the same scope.
We price projects across Bolingbrook and the surrounding Will and DuPage county suburbs. If your site sits near a county line, tell us which side—material and labor pricing can shift between ZIP codes.
Bolingbrook’s 2025 residential permit mix was entirely single-family—131 units, no multifamily—but the commercial and industrial pipeline along I-55 drives most of the larger estimates we build here.
Tilt-up and precast warehouse shells along the I-55 corridor, typically 100,000 to 500,000 square feet with 32- to 40-foot clear heights. We measure wall panels, slab-on-grade, dock equipment, ESFR sprinkler mains and site paving quantities from the civil and architectural sets.
Watch for: Panel reinforcing, dock levelers, fire pump sizing, and slab flatness tolerances for racking.
Interior build-outs inside existing shells: office pods, racking layouts, conveyor supports, lighting upgrades and MEP distribution. We separate landlord shell conditions from tenant scope so you are not pricing base-building work that is already in place.
Watch for: Existing sprinkler capacity, panelboard spare breakers, and racking permit loads.
All 131 new privately-owned residential units permitted in Bolingbrook in 2025 were single-family, at an average permitted value of $265,400. We take off foundation, framing, roofing, siding and MEP rough-in for production and custom homes on infill lots.
Watch for: Lot grading, basement vs. slab, and engineered lumber substitutions.
Strip centers, standalone retail, medical office and restaurant shells along Weber Road and Boughton Road. We measure storefront glazing, masonry veneer, rooftop units, grease interceptors and restroom groups from the architectural and MEP drawings.
Watch for: Storefront structural backing, hood suppression, and ADA restroom counts.
Park district buildings, school additions, public works garages and library renovations. These projects carry prevailing wage and public bid requirements, so we separate labor rates and include alternates as line items rather than lump sums.
Watch for: Prevailing wage rates, alternates, and allowance clarification.
Grading, storm sewer, detention basins, water main extensions and paving for new subdivisions and industrial pads. We calculate cut-fill, pipe lengths by diameter, and pavement sections from the civil drawings and geotechnical report.
Watch for: Soil correction depths, pipe bedding, and detention volume requirements.
Bolingbrook sits across two counties and two permitting paths, and the I-55 corridor brings industrial scale to a market that also permits single-family homes. These are the variables that move our numbers.
Will and DuPage counties administer separate permit and inspection processes, and Bolingbrook itself issues permits for work inside the city. A project near the county line can require coordination with more than one office. Confirm the adopted code edition—IBC, IRC, IECC, NEC, IPC and NFPA 13—with the local building department before you lock your permit and inspection budget.
Will County · DuPage County · Bolingbrook Building DepartmentMuch of the Bolingbrook area is underlain by glacial till and clay soils with pockets of fill from previous development. Geotechnical reports commonly call for over-excavation and engineered fill under footings, and sometimes caissons or aggregate piers where fill is deep. Foundation estimates that assume undisturbed bearing soil miss the correction depth, which is a direct cubic-yard cost.
Glacial till · Engineered fill · Geotechnical reportNortheastern Illinois frost depth is typically specified at 42 inches, which drives footing elevations, frost-protected shallow foundation details and utility burial depth. Winter concrete placement requires heated enclosures, accelerators or blankets, and masonry cannot proceed below a certain temperature without protection. Those measures show up as line items in Division 03 and Division 04, not as general conditions.
42-inch frost depth · Winter concrete protection · Utility burialThe Chicago metropolitan area has strong building trades unions, and public work in Bolingbrook carries prevailing wage requirements. Even private industrial projects often use union crews, which sets the labor rate structure for concrete, steel erection, mechanical and electrical. We price labor from ZIP-code-adjusted data and flag where a project’s wage determination changes the bottom line.
Chicago building trades · Prevailing wage · RSMeans labor ratesWill County and the Village of Bolingbrook require stormwater detention for new development, and the flat topography means large basins and long storm sewer runs. Detention volume, restrictor structures, and pipe sizes are calculated from the civil drawings and the county stormwater ordinance. If the basin is undersized on the drawings, the earthwork and pipe quantities change before you bid.
Will County stormwater · Detention basin · Restrictor structureConcrete, aggregate and steel suppliers quote differently depending on which side of the county line the site sits, and ready-mix truck times from Chicago-area plants affect pour schedules. We use ZIP-code-adjusted pricing so material costs reflect the Bolingbrook delivery point. Long lead items like switchgear, RTUs and structural steel should be verified with suppliers before you finalize a bid.
Ready-mix concrete · Structural steel · Switchgear lead timesBolingbrook's position across Will and DuPage counties, its glacial till soils, and its mix of industrial, logistics, and single-family residential work each change what a takeoff must carry. Here is how we handle each trade.
Most Bolingbrook industrial and warehouse pads sit on glacial till with pockets of clay, so we carry stripping depths, unsuitable subgrade undercut, and granular borrow separately rather than lumping them into one 'earthwork' line. Detention is typically required for new impervious area, so we take off storm sewer, outlet structures, and riprap by plan and profile, not by allowance. For a logistics building, we track cut and fill by grid and note where haul-off is likely. Our sitework estimating services break these items into CSI Division 31 and 33 lines so your excavator can bid the same quantities you do.
Bolingbrook's new residential permits are single-family, so framing takeoffs here are mostly wood-frame houses and small commercial. We count studs by wall type, plates by linear foot, and sheathing by sheet with a waste factor for gable ends and openings. Roofing is where we see the biggest quantity swings: we take off squares by slope and plane, add starter, ridge, and valley metal, and separate underlayment from ice-and-water shield at eaves and valleys. Steep pitches and complex hips change both material and labor. Framing estimating services and roofing estimating services deliver these as separate packages so your trades can bid cleanly.
On Bolingbrook jobs, general conditions carry items that are easy to miss: temporary heat for winter concrete, street sweeping for tracked mud, and permits across two counties. We take off Division 1 by requirement, not by percentage, and list supervision, temporary facilities, and final cleaning as separate lines. Division 3 through 14 follow the drawings, with allowances flagged where the spec leaves a finish open. For a commercial project, we also separate owner-furnished items from contractor scope so the bid does not include equipment you are not buying. Commercial estimating services and industrial estimating services cover these divisions in the same MasterFormat structure.
A Bolingbrook warehouse slab is not a flat number per square foot. We separate slab-on-grade by thickness and reinforcement, add vapor barrier and joint sealant, and count column piers, grade beams, and equipment pads individually. For residential, we take off footings by linear foot using the plan's footing schedule, then convert to cubic yards with a typical 5–8% waste factor. Frost depth in this area drives footing depth, so we verify it against the drawings rather than assume a default. Concrete estimating services and foundation estimating services cover formwork, rebar, and anchor bolt templates as separate lines.
Industrial and data-center work in the Chicago area pushes MEP density higher than a typical suburban project. We take off feeders by size and length, count devices and fixtures by type, and measure piping by material and diameter rather than by fixture count. For a Bolingbrook warehouse, that means separating warehouse lighting, dock equipment power, and office HVAC from the main distribution. We do not estimate MEP from a floor plan alone; we need the single-line diagram, panel schedules, and mechanical schedule. Our MEP estimating services organize these by CSI Division 22, 23, and 26 so your subs can compare line for line.
Quick check for a single element. For a full drawing set, send the plans and we measure everything, including the items calculators miss.
Typical waste: 3–5% for slabs, 5–10% for footings and walls. Truck count assumes 10 CY loads; confirm load size with your ready-mix supplier.

This example shows how we convert a footing schedule into a concrete quantity and a bid line. Dimensions are illustrative; use your own plan.
Step 1 — Measure footing length. The foundation plan shows a continuous footing under the exterior walls and interior bearing walls. Perimeter is 42 ft × 30 ft, so exterior footing = 2 × (42 + 30) = 144 LF. Interior bearing wall adds 30 LF. Total = 174 LF. Deduct 8 LF for the garage door opening where the footing stops. Net = 166 LF.
Step 2 — Convert cross-section to cubic feet. The footing is 12 in. wide × 24 in. deep. Area = 1.0 ft × 2.0 ft = 2.0 SF. Volume = 166 LF × 2.0 SF = 332 CF.
Step 3 — Convert to cubic yards. 332 CF ÷ 27 = 12.3 CY.
Step 4 — Add waste and spillage. A typical waste factor for footing concrete is 5–8%. Using 7%: 12.3 CY × 1.07 = 13.2 CY. Round up to 13.5 CY for the order.
Step 5 — Separate the bid lines. Do not bid this as one number. Break it into:
| Item | Quantity | Unit |
|---|---|---|
| Excavation for footings | 166 | LF |
| Footing concrete, 12"×24" | 13.5 | CY |
| Rebar, #4 continuous | 1,328 | LF |
| Formwork, footing sides | 332 | SF |
Rebar length = 166 LF × 8 bars (four top, four bottom) = 1,328 LF. Formwork = 166 LF × 2 sides × 1.0 ft height = 332 SF.
Step 6 — Check against the geotech. If the report shows clay within 24 in. of the footing bearing elevation, add undercut and granular fill as a separate line. Do not bury it in the concrete price.
This is the same sequence we use on every Bolingbrook foundation takeoff. If you want the full set organized by CSI division, send the plans through our foundation estimating services page and we will return quantities in Excel and PDF.
Bolingbrook crosses Will and DuPage counties, and each has its own permit fees, inspection sequence, and stormwater review. We separate those costs in the estimate so you can see what each jurisdiction charges. We do not guess at fee schedules; we ask you to confirm the current fee ordinance with the county or city before you finalize the bid. The takeoff itself is the same, but the general conditions and permit lines are not.
According to the U.S. Census Bureau Building Permits Survey, Bolingbrook issued 131 new privately-owned residential units in 2025, all single-family, up about 7% from 123 units in 2024. The permitted value was $35M, or about $265,400 per unit. That is residential only; it does not count commercial or industrial permits. Bolingbrook ranked 8th of 25 covered Illinois cities by residential units and accounted for about 2% of the 6,710 units in those cities.
Yes, if one exists. Glacial till and clay pockets are common in this part of Will and DuPage counties, and the geotech report tells us whether undercut, granular fill, or deeper footings are likely. Without it, we estimate from the drawings and flag the soil-dependent items as allowances. You can then adjust those lines once the report is in hand. We never bury soil risk inside a square-foot foundation number.
We price labor separately from material and note where a project may trigger prevailing wage or a union agreement. We do not certify wage rates; you or your counsel confirm which rates apply. The estimate shows labor hours by trade and lets you swap the rate without rebuilding the quantity. That matters on public work and on private projects with a project labor agreement.
Excel and PDF, organized by CSI MasterFormat division, with marked-up plan sets. The Excel file carries quantities, units, and notes by line item so you can sort by trade or by division. The PDF is for review and markup. We use Bluebeam Revu, PlanSwift, and RSMeans data, with ZIP-code-adjusted material and labor pricing for Bolingbrook.
Most projects return in 24–48 hours. Rush turnaround is available if your bid date is close. The clock starts when we have a complete set: plans, specs, and any addenda. If the set is missing a sheet or a schedule, we tell you before we start rather than guess.
Yes. The Chicago area has a strong logistics and data-center pipeline, and those projects need heavier sitework, MEP, and structural steel takeoffs than a typical suburban building. We take off steel by piece and connection, MEP by feeder and pipe size, and sitework by cut and fill. Our industrial estimating services and commercial estimating services cover these scopes in the same MasterFormat structure.
Both. New single-family is the bulk of Bolingbrook's residential permits, but we also take off additions, kitchen and bath remodels, and basement finishes. Remodels need existing conditions verified, so we ask for photos or a site walk if the drawings do not show what is being removed. The takeoff then separates demolition from new work.
A complete plan set, specifications, and any addenda. For sitework, add the civil drawings and geotech report. For MEP, add the single-line diagram and schedules. For a remodel, add existing conditions. If you have a bid form, send it so we can match your line structure. You can upload everything through our get an estimate page.
Yes. We cover Bolingbrook and the surrounding Chicago area, including Evanston, Decatur, Schaumburg, Palatine, Skokie, and Des Plaines. The pricing basis is ZIP-code-adjusted, so a takeoff for Schaumburg or Skokie uses the labor and material rates for that ZIP, not a generic Chicago number. See our Illinois construction estimating page for the full list.
Upload your plans, specs, and addenda and we will return a CSI-organized takeoff in Excel and PDF, usually within 24–48 hours.
