All trade estimating services

Estimates for every type of project

The takeoff changes with the building. We scope residential, commercial and industrial work differently, because the bid packages are different.

Residential estimating

Single-family homes, custom builds, additions, ADUs and multifamily.

Framing packages, finish schedules, per-unit takeoffs

Commercial estimating

Offices, tenant improvements, retail, restaurants, hotels, healthcare and schools.

Division-by-division bid estimates, alternates, value engineering

Industrial estimating

Warehouses, distribution centers, data centers, manufacturing and cold storage.

Tilt-up, PEMB, heavy MEP, process piping

What you receive

Everything your team needs to bid, order and check the numbers, not just a total.

  • Estimate in Excel, organized by CSI division, with material, labor and equipment columns
  • Marked-up PDF plan set, color-coded so every quantity traces back to a sheet
  • Material lists ready to send to suppliers for pricing
  • Written scope, assumptions and exclusions to attach to your bid
  • Revisions for addenda issued before your bid date

Who uses our estimates

General contractors

Bid more projects without adding estimating staff, and check sub numbers against an independent takeoff.

Subcontractors

Trade-specific quantities in the units your crew and suppliers use, delivered in time for bid day.

Developers and owners

Budgets during design and a check on contractor bids before you sign.

Architects and engineers

Cost feedback at schematic, design-development and CD stages, while the design can still change.

Home builders

Repeatable framing, finish and material packages for each plan in your lineup.

Homeowners

An independent number for an addition or remodel, so you know whether a contractor bid is fair.

Outsourced estimating vs. doing it in-house

Most contractors use us for overflow, for trades they do not estimate often, or instead of hiring a full-time estimator.

Common questions

What do I need to send for an estimate?

A PDF drawing set is enough to start. Specifications, addenda, the geotech report and finish schedules make the estimate more complete. A plan-room or Dropbox link works too. We check the set before quoting and tell you if a sheet is missing.

Do you give quantities only, or priced estimates?

Both. A quantity takeoff lists what to build, measured in the units your crews and suppliers use. A priced estimate adds material, labor and equipment costs adjusted to the project ZIP code, or to your own supplier quotes and labor rates if you send them.

How is the estimate organized?

By CSI MasterFormat division and section, so it lines up with the bid form and project manual. You receive excel and pdf, organized by csi masterformat division, with marked-up plan sets, so every number can be traced back to the drawings.

How fast is turnaround?

Typically 24–48 hours for most projects; rush available. The exact delivery date depends on the size of the set and the number of trades, and we confirm it in writing with the quote, before work starts.

Can you estimate from incomplete drawings?

Yes. On schematic or design-development sets we measure what is shown and list every assumption, so you can see which numbers are firm and which will change as the drawings develop.

Can I use my own estimate template?

Yes. Send your template and we deliver in it. Otherwise you get our standard format, organized by CSI division with separate material, labor and equipment columns.
