Sitework and excavation
Tight-lot cut and fill, export haul-off, shoring and underpinning quantities for infill sites near existing foundations.
CY · SF · TONEvanston permitted 44 new privately-owned residential units in 2025, 77% of them multifamily. We produce CSI MasterFormat takeoffs and estimates for builders working in Cook County, from teardown replacements to mid-rise infill.
Evanston pricing is driven by tight urban lots that force staging and shoring costs, Cook County union labor rates, older masonry and clay-tile building stock needing repair scopes, lakefront wind and freeze-thaw exposure, and Northwestern-area parking and lane-closure constraints. ZIP-code-adjusted material and labor pricing matters here.
Evanston is a built-out North Shore city, so most work is infill, teardown-rebuild or renovation rather than greenfield. That changes what an estimate has to carry: shoring and underpinning next to existing foundations, tight-lot staging, masonry repair on early-1900s buildings, and lane-closure or alley-access allowances the plan set never shows. We build those into the takeoff instead of leaving them as a bid-day surprise.
Our takeoffs come in Excel and PDF, organized by CSI MasterFormat division with marked-up plan sets so you can see exactly where each quantity came from. We use Bluebeam Revu, PlanSwift and RSMeans data, with material and labor pricing adjusted to the ZIP code. Most projects return in 24–48 hours, and rush turnaround is available when a bid date moves. If you bid in more than one suburb, the same format carries across our Illinois construction estimating work and neighboring coverage such as Arlington Heights and Schaumburg.
For bidders. You get division-level quantities with waste factors, unit costs and a marked-up plan set, so you can check our counts against your own before the bid goes in. Send plans by 9 a.m. and most Evanston scopes return within 24–48 hours.
For builders. We break scopes down by trade so your concrete, framing and MEP subs each get a clean takeoff. Tight-lot access, shoring and masonry repair items are listed as separate lines rather than buried in general conditions.
For owners. You get a budget organized by CSI MasterFormat division, not a single lump sum. That makes it easier to compare contractor bids line by line and see where an alternate or value-engineering option actually changes the number.

44 new housing units in 2025 (-32.3% vs 2024).
10 single-family · 34 multifamily (77%).
Evanston issued 44 new privately-owned residential units in 2025, down from 65 in 2024 — a 32% drop. Single-family units were 10 and multifamily 34, so 77% of the year's new units sat in multi-unit buildings. Permitted value was about $14M, averaging $329,000 per unit. For bidders, that mix means fewer scattered single-family starts and more concentrated mid-rise or stacked flat work, where one award carries more units but also more coordination. The average value per unit is a planning figure, not a bid price; your actual cost depends on site conditions, structure type and finish level. Compare the trend against the statewide picture on our Illinois construction estimating page before you set your backlog assumptions.
Evanston ranked 12th of 25 covered Illinois cities by new residential units in 2025, with 0.7% of the covered state total of 6,710 units. That is a mid-pack position: enough volume to keep a small contractor busy, not enough to support a dedicated local estimating hire. Most Evanston builders we work with are also bidding in Cicero, Bolingbrook or Decatur, and they need one consistent format across all of them. If your bid list spans the North Shore and the western suburbs, tell us the full list up front so we can price each scope to the right ZIP code rather than reusing one rate.
We cover the scopes that show up most often on Evanston plans, from tight-lot sitework to MEP rough-in on mid-rise buildings.

Evanston basements sit against existing footings, so you need cubic yards for underpinning and pit walls, not just slab area. We take off formwork, rebar and waterproofing as separate quantities.
Early-1900s brick and clay-tile roofs on the Ridge Avenue corridors need repair quantities, not full replacement. We count lintels, flashing, tuckpointing square footage and tear-off separately.
With 34 of 44 permitted units in multifamily last year, you are pricing unit turns, corridor MEP and elevator or trash-room scopes. We break the building into typical-floor and core takeoffs.
You need a division-level budget before CDs are finished, plus alternates to compare. We return a MasterFormat outline with marked-up plans you can hand to the owner.
Institutional and mixed-use buildings near Northwestern need phased estimates that keep one entrance open. We price the work by phase so you can see the cost of each shutdown.
We take off Evanston projects by neighborhood and ward so access constraints and building age are priced where they actually occur. The same format carries to the Cook County suburbs below.
Last year Evanston issued 44 new privately-owned residential units, 77% of them multifamily, with a permitted value of $14M. That mix tells you where the takeoff work sits: attached housing, small commercial and renovation of older stock.
Three- and four-story buildings on tight lots, often with tuck-under parking and a common corridor. We take off per typical floor, then add the core, elevator and trash room as separate scopes.
Watch for: Fire separation, corridor MEP, parking ventilation
Ten single-family units were permitted last year, most replacing older houses. The estimate carries demolition, shoring against neighboring foundations and new utility laterals from the main.
Watch for: Demolition, shoring, lateral connections
Brick two- and three-flats with clay-tile roofs, plaster walls and undersized services. We measure tuckpointing, lintel replacement, roof repair and electrical upgrade quantities rather than a full replacement.
Watch for: Masonry repair, plaster, service upgrade
Retail or office below apartments on the Chicago Avenue and Main Street corridors. You need separate takeoffs for the commercial shell and the residential floors above, including sound and fire assemblies.
Watch for: Assembly ratings, storefront, separate utilities
Buildings near Northwestern and the hospital campus need phased work, infection-control barriers and after-hours MEP tie-ins. We price each phase so the shutdown cost is visible.
Watch for: Phasing, ICRA barriers, after-hours premiums
Restaurants, clinics and offices in older shells where the existing slab, ceiling height and service capacity limit the design. We measure the shell corrections alongside the tenant scope.
Watch for: Slab elevation, ceiling height, panel capacity
Two bids for the same Evanston plan can differ by more than the trade costs, because the city's lot sizes, building age and permit path drive general conditions. These are the factors we price explicitly.
Evanston reviews building permits through its own community development department, and work in the lakefront and historic districts can require additional review before a permit issues. That review time sits in your general conditions, not in the trade scopes, so we carry it as a separate line. Confirm the adopted code edition and any local amendments with the city before you lock the schedule.
City of Evanston Community Development · Illinois adoption of IBC and IRC · local historic district reviewMuch of Evanston sits on lakeplain and glacial soils with a high water table near the lakefront. Basements and tuck-under garages often need deeper excavation, dewatering and waterproofing than a standard spread-footing design shows. We take off excavation volume, backfill, sump and membrane separately so the foundation number is defensible.
High water table · dewatering · waterproofing membrane · [Foundation Estimating Services](/foundation-estimating-services/)Evanston gets lake-effect snow and wind-driven rain off Lake Michigan, which drives ice-barrier membrane, flashing height and roof attachment requirements. On clay-tile and low-slope roofs, tear-off and underlayment quantities change with the deck condition once it is opened. We measure those items rather than carrying a single square-foot roof rate.
Lake Michigan wind exposure · ice barrier · clay-tile tear-off · [Roofing Estimating Services](/roofing-estimating-services/)Cook County has a deep union trades base, and public or TIF-assisted work may carry prevailing wage requirements. That changes the labor half of every line, not just the headline trades, so we price labor by trade classification and keep the assumption visible. If your project is privately funded, tell us so we use the right labor basis.
Cook County union trades · prevailing wage · RSMeans labor adjustment · [Commercial Estimating Services](/commercial-estimating-services/)Evanston's 25- and 40-ft lots leave little room for material staging, and alley access limits what equipment reaches the rear yard. We add crane or conveyor placement, temporary street occupancy and spoils haul-off as measured items. Stormwater detention and grading also need quantities, since the city manages combined and separated sewer areas differently.
Alley access · staging and spoils haul-off · stormwater detention · [Sitework Estimating Services](/sitework-estimating-services/)Most Evanston material comes from Chicago-area yards, so delivery is short but staging is the constraint. Brick, limestone and custom millwork for older buildings can carry long lead times, and matching existing masonry is a real cost. We note lead-time items in the takeoff so you can carry escalation or a substitution alternate.
Chicago-area suppliers · masonry match · lead-time escalation · [Residential Estimating Services](/residential-estimating-services/)Evanston's mix of century-old masonry buildings and new infill multifamily means your takeoff has to carry both demolition and new-construction line items in the same estimate. Cook County review, tight lots and lake-effect weather each land on a different CSI division.
Most Evanston lots are 25 to 50 ft wide with an alley at the rear, so excavation is machine-limited and often hand-worked near property lines. Take off stripping by square foot, then structural fill and export by cubic yard; haul-off is the line that moves your bid because disposal is priced per load, not per yard. Dewatering is a real cost on sites near the North Shore Channel and the lake bluff, where the water table sits high. Confirm the adopted stormwater and grading requirements with the City of Evanston building department before you price retention. For a full sitework takeoff, see our sitework estimating services.
On Evanston multifamily and mixed-use jobs you will take off wood frame over a concrete podium, or cold-formed steel where the height triggers noncombustible construction. Count studs by wall length and height with plates, headers and blocking as separate lines; floor joists by span, spacing and depth; sheathing by sheet with a waste factor. Roof trusses or rafters are quoted per piece from the layout, not per square foot. Snow load and wind exposure govern the connector schedule, so verify the design criteria on the drawings. Framing estimating services handles this division trade by trade.
Evanston's housing stock spans radiator loops in older buildings and new variable-refrigerant-flow or split systems in infill. Take off piping by linear foot with fittings counted separately, ductwork by pound or square foot of sheet metal, and fixtures by each from the plumbing schedule. Electrical is counted by device, fixture and home run, with panel schedules carried as a separate summary. Coordinate penetrations and firestopping with the structural and architectural sheets before you price them. Our MEP estimating services page shows how we structure these divisions.
Basements are standard on Evanston residential work, and the north end of town sits on clay till and, closer to the lake, on fill and bluff-edge soils. Take off footings by linear foot with width and depth noted, then foundation walls by square foot of wall face rather than cubic yard, because formwork and waterproofing are priced off the wall area. Add a capillary break, dampproofing or membrane, and perimeter drain tile as separate lines. Interior column pads and slab-on-grade with vapor retarder belong in the same division. Our foundation estimating services cover the full Division 03 package.
Lake-effect snow and freeze-thaw cycling drive ice-dam protection, fully adhered underlayment and heavier flashing details on Evanston roofs. Take off membrane or shingle by square (100 sq ft), then list edge metal, drip edge, step flashing, counterflashing and roof drains by linear foot or each. On masonry buildings, through-wall flashing and sealant joints at shelf angles are frequently missed. Window and door schedules are counted by type and size, with glazing U-factor and SHGC noted against the energy code. See roofing estimating services for a Division 07 breakdown.
Quick check for a single element. For a full drawing set, send the plans and we measure everything, including the items calculators miss.
Typical waste: 3–5% for slabs, 5–10% for footings and walls. Truck count assumes 10 CY loads; confirm load size with your ready-mix supplier.

| Section | Line item | Qty | Unit |
|---|---|---|---|
| 03 30 00 | Podium slab, 8 in., reinforced | 4,850 | sq ft |

| 07 21 00 | Batt insulation, R-21 walls | 9,600 | sq ft |
| 08 53 00 | Windows, fixed and operable, per schedule | 86 | ea |
This example prices the exterior wall framing for one floor of a three-story wood-frame building over a concrete podium. The dimensions are illustrative; substitute your own plan dimensions before you use the result.
The wall runs 120 ft along the street and 60 ft along the alley, with a 9 ft plate height and studs at 16 in. on center. We take off studs first, then plates, then sheathing, and apply waste factors by material rather than one blanket percentage.
| Step | Calculation | Quantity | Unit |
|---|---|---|---|
| Wall length | 120 + 60 + 120 + 60 | 360 | lf |
| Studs at 16 in. o.c. | 360 x 12 / 16 = 270, plus 1 per corner and opening | 286 | ea |
| Stud linear feet | 286 x 9 ft | 2,574 | lf |
| Top and bottom plates | 360 x 3 plates (single bottom, double top) | 1,080 | lf |
| Sheathing | 360 x 9 ft | 3,240 | sq ft |
| Sheathing with 8% waste | 3,240 x 1.08 | 3,499 | sq ft |
| Stud waste, 5% | 2,574 x 1.05 | 2,703 | lf |
Three plates, not two, is the detail that separates a real takeoff from a guess on a 9 ft wall: a single bottom plate and a double top plate add 360 lf per floor that a two-plate assumption would drop. Add blocking at shear walls, headers over every opening, and a continuous load path to the podium, and the framing package grows again.
Material pricing is adjusted to the Evanston ZIP code so lumber, sheathing and connectors reflect what local yards quote, not a national average. We deliver the takeoff in Excel and PDF by CSI division with the plan set marked up, typically within 24 to 48 hours. If you want the same format applied to your drawings, send them through our framing estimating services page.
We do not publish a flat price because scope drives the effort: a single-family addition with one sheet of framing is not the same as a three-story podium building with full MEP. Send the drawings and the level of detail you need, and we quote before starting. Most projects return in 24 to 48 hours, with rush turnaround available. Pricing is built from ZIP-code-adjusted material and labor data, so the number reflects Evanston rather than a national average.
Masonry buildings from the early 1900s carry details that modern plans do not: through-wall flashing at shelf angles, wood lintels behind brick, and plaster over wood lath that has to be removed before new work. Those items live in Divisions 02 and 04, not in the finishes package, and they are easy to miss when you take off from architectural sheets alone. We carry them as separate lines so you can decide whether to include or exclude them.
Yes. Cook County has a strong union presence, and public or tax-credit-funded projects often carry prevailing wage requirements. We can build the estimate with union rates, open-shop rates, or both side by side so you can see the spread before you commit to a labor strategy. Tell us which basis you are bidding when you send the plans; the labor column is the largest single swing in most Evanston estimates.
Roof snow load, ice-dam protection and freeze-thaw detailing all add material. You will see it in Division 07 as fully adhered underlayment, ice barrier at eaves and heavier flashing, and in Division 03 as air-entrained concrete and deeper footings below frost. Wind exposure near the lake also raises the connector schedule in Division 06. We note these allowances on the takeoff so you can see where the climate is driving cost rather than burying it in a contingency.
Yes, and gut rehabs are common in Evanston's older housing stock. The takeoff then carries two sets of lines: demolition and protection in Division 02, and new work from Division 03 forward. Salvage and reuse decisions, structural repairs found behind plaster, and temporary shoring are the usual unknowns. We flag them as allowances rather than guessing a number, so your bid shows the risk instead of hiding it.
Architectural, structural, civil and MEP drawings in PDF, plus any specifications and the window, door and finish schedules. A site plan with grades helps on tight lots. If you only have a partial set, we can take off what is documented and list the missing sheets as exclusions. Marked-up plan sets come back with the estimate, so you can trace every quantity to the sheet it came from.
We use RSMeans data adjusted to the Evanston ZIP code for material and labor, then check the major commodities against what local suppliers are quoting. Lumber, ready-mix and steel can move faster than published data, so we date the estimate and note the basis. If you have supplier quotes in hand, send them and we will price against those instead of the database.
The figures come from the U.S. Census Bureau's Building Permits Survey for 2025 and cover new privately-owned residential units permitted by the city itself. That means the 44 total units, the 10 single-family and 34 multifamily split, and the $14M permitted value exclude commercial, industrial and government permits. Use them as a read on residential volume, not on total construction activity in Evanston.
Yes. We work across Cook County and the wider Chicago area, including Cicero, Arlington Heights, Schaumburg, Bolingbrook, Bloomington and Decatur. If your project is in a nearby suburb, the same ZIP-adjusted pricing and CSI-formatted deliverable apply. See our Illinois construction estimating page for coverage, or send the address with your plans and we will confirm the pricing basis for that jurisdiction.
Most multifamily projects return within 24 to 48 hours of receiving a complete drawing set, with rush turnaround available when you have a bid date closing. A three-story podium building with full MEP takes longer than a single-family addition because of the sheet count. If you send a partial set, tell us which trades you need first and we can stage the delivery so you get framing and foundations before finishes.
Send your drawings and the trades you need priced, and we will return a CSI-formatted takeoff in Excel and PDF, usually within 24 to 48 hours.
