Sitework takeoff
Strip, cut and fill volumes, storm and sanitary runs, and pavement sections for tight infill lots and large industrial pads.
CY · LF · SYSchaumburg permits for new privately-owned residential units dropped to 42 in 2025 from 113 the year before, so bids are tighter and every line item counts. We produce CSI-organized takeoffs and estimates for contractors, developers and owners across Cook and DuPage County.
The 2025 permit pullback to 42 single-family units and zero multifamily units, Cook and DuPage County plan review, heavy clay soils, and a shrinking but competitive bid list. Industrial and logistics work along the I-90 and Route 53 corridors keeps commercial pricing active even when residential slows.
Schaumburg sits at the junction of I-90, I-290 and Route 53, which is why the village carries so much warehouse, light-industrial and office inventory alongside its residential subdivisions. That mix changes how you estimate: a tenant build-out near Woodfield Mall has almost nothing in common with a foundation package for a single-family infill lot. We price both from the same CSI MasterFormat structure, so your bid package lines up with how the general contractor and the owner's rep read it.
We work from your plan set and specifications, mark up the sheets we take off, and return Excel and PDF files organized by division. Material and labor pricing is ZIP-code adjusted, so Cook County wage and material costs land where they should instead of at a national average. If your next bid is in a neighboring suburb, we also cover Arlington Heights, Palatine and Evanston, and the statewide approach is described on our Illinois construction estimating page.
For bidders. You need a number you can defend in a bid opening. We take off the full scope by division, flag alternates and unit-price items, and hand back a marked-up plan set so you can see exactly where each quantity came from.
For builders. You are buying out subs and ordering material. We give you quantities by trade with waste factors you can adjust, so your lumber, concrete and roofing orders match the drawings instead of a rule of thumb.
For owners. You are comparing proposals or checking a budget before design is finished. We build a line-item estimate you can carry through schematic design and reconcile against each contractor's bid.

42 new housing units in 2025 (-62.8% vs 2024).
42 single-family · 0 multifamily (0%).
Schaumburg issued 42 permits for new privately-owned residential units in 2025, down from 113 in 2024, a 63% drop. All 42 were single-family; multifamily was zero. Permitted value was about $11M, averaging about $251,000 per unit. For bidders, that means fewer jobs and more contractors chasing each one, so a takeoff that misses a foundation or framing line is the difference between winning and losing money. It also means many of these are custom or infill homes on tight lots, where sitework, footing depth and utility tie-ins carry more risk than the square footage suggests. The same pattern shows up in nearby Bolingbrook and Skokie, so we price residential work with a consistent method across the region.
Schaumburg's share of covered state permit activity was 0.6%, ranking 14th of 25 cities by residential units, with the state total at 6,710 units. That small residential slice is not the whole story here. The Chicago area remains a major commercial and industrial hub with a strong logistics and data-center pipeline, and Schaumburg's position on I-90 puts it directly in that path. Warehouse shells, cold storage, office fit-outs and data-center support buildings bring different scopes: structural steel, tilt-up panels, heavy MEP, fire protection and large site packages. We estimate those under commercial and industrial scopes, coordinating divisions 2 through 16 so nothing falls between the site contractor and the trades.
We take off and price the scopes that show up most often on Schaumburg-area projects, from single-family foundations to warehouse shells along the I-90 corridor.

Schaumburg's glacial till and clay soils mean footing, pier and slab scopes carry real risk. You need rebar, formwork and yardage by pour, not a lump sum.
You are buying out a subdivision or a commercial fit-out in the Woodfield corridor and need stud counts, plate footage and sheet counts by floor and wall type.
Tenant build-outs around Golf Road and Meacham Road run heavy on MEP scopes. You need fixture counts, device counts and pipe and duct takeoffs by system.
Hail and wind events across Cook County drive re-roof and repair bids. You need squares, edge metal, flashing and insulation quantities by roof section.
You are carrying a budget through design and need a line-item estimate you can reconcile against each contractor's proposal before you award the package.
We take off plans for projects across Schaumburg and the surrounding northwest Cook County suburbs. If your site sits in one of these areas, the ZIP-code-adjusted pricing already reflects the local market.
The 2025 permit mix in Schaumburg was entirely single-family, with 42 new privately-owned residential units and no multifamily units. Commercial and industrial work still moves through the village, so we estimate both sides of that split.
Lot-by-lot infill in established subdivisions. We take off foundation, framing, roofing and MEP from the architectural and structural set, with quantities by floor so your subs can buy material against the drawings.
Watch for: Confirm footing depth against the geotechnical report; clay soils can push pier or caisson quantities.
Distribution and flex buildings near the I-90 and Route 53 corridors. Slab-on-grade, tilt-up or precast walls, racking loads and dock equipment all drive the takeoff, and we break them out by division.
Watch for: Watch slab thickness, joint layout and dock pit quantities; they swing the concrete package.
Interior fit-outs around Woodfield and the Golf Road corridor. Demising walls, ceiling grids, lighting layouts and HVAC distribution are the bulk of the scope, so we take off by room and by system.
Watch for: Verify existing conditions and as-builts; undocumented MEP above the ceiling changes the count.
Shell and white-box work along Golf Road and Meacham Road. Storefront glazing, grease duct, hoods and utility rough-ins are the line items that separate a shell bid from a full build-out.
Watch for: Grease duct, hood curbs and grease interceptor sizing are common scope gaps in restaurant shells.
Clinical suites in the Schaumburg medical corridor. Lead-lined walls, med gas, dedicated HVAC and casework carry quantities that a standard office takeoff will miss, so we price them as separate assemblies.
Watch for: Med gas, lead lining and isolation room details need a dedicated line, not an office allowance.
Apartment and senior living projects in the wider northwest suburban market. Unit-by-unit repetition helps, but we still take off each unit type and apply waste factors per trade rather than a single building-wide factor.
Watch for: Unit mix changes and corridor lengths drive wall, door and finish counts more than gross square footage.
Schaumburg sits in Cook County, where the adopted code edition, the soils under the site and the winter schedule all move the number. These are the drivers we check before we finalize a takeoff.
The village reviews commercial and residential permits under the adopted Illinois building code family, and the edition in force can differ from the one you used on your last job. Confirm the adopted edition with the Schaumburg building department before you lock the scope. Inspection sequencing, fire separation and energy code compliance all feed into the estimate, and we flag the divisions they touch.
IBC · IRC · IECC · Schaumburg building departmentMuch of the Schaumburg area sits on glacial till and clay soils with seasonal moisture movement. That drives over-excavation, engineered fill, pier or caisson depth and drainage board on basement walls. If the geotechnical report calls for a deeper bearing stratum than the typical detail shows, your concrete and excavation quantities move together, so we take off foundation scope against the soils report rather than the architectural sheet alone.
Geotechnical report · over-excavation · caissons · drainage boardCook County winters bring freeze-thaw cycles, frost depth and snow loads that affect footing depth, exterior envelope details and temporary heat. Cold-weather concrete protection, hoarding and temporary heating are real line items on a winter pour, and they belong in the general conditions. We carry them as separate lines so you can see what the schedule is costing you.
Frost depth · snow load · temporary heat · cold-weather concreteCommercial and institutional work in the Chicago area often carries union or prevailing-wage requirements, and the labor rates differ by trade and by contract. We price labor from ZIP-code-adjusted data, but if your project is subject to a project labor agreement or certified payroll, tell us and we will apply the correct rate basis instead of an open-shop assumption.
Project labor agreement · prevailing wage · certified payroll · trade ratesCook County and the village both regulate stormwater detention and runoff, and tight infill lots leave little room for grading and storage. Detention basins, bioswales, retaining walls and utility conflicts all add sitework scope that does not appear on the building sheets. We take off sitework separately so the civil package does not get buried in the general conditions.
Stormwater detention · bioswales · retaining walls · utility conflictsSchaumburg is a short haul from Chicago-area suppliers, but lead times on switchgear, steel joists, precast and rooftop units still set the schedule. Cook County sales tax treatment on materials depends on how the contract is structured, so verify the tax basis with your accountant. We keep freight and tax as separate lines so you can adjust them without rebuilding the takeoff.
Switchgear lead time · steel joists · Cook County sales tax · freightSchaumburg sits in Cook and DuPage counties, where the mix of office, industrial, and residential work means takeoffs swing between heavy site packages and interior fit-outs. Here is how local conditions change the line items you carry.
Schaumburg's glacial soils and shallow water table in low areas mean you should carry over-excavation and engineered fill rather than assume bearing at grade. On the commercial side, parking-lot expansions and truck courts drive the 31 00 00 and 32 00 00 divisions: stripping, proof-rolling, lime-stabilized subgrade, aggregate base by the ton, and HMA by the square yard. Stormwater detention is often required, so you will see 33 40 00 structures and outlet control in the package. Confirm the adopted stormwater ordinance with the local building department before you price detention volume. For a site-heavy package, use our sitework estimating services to keep quantities tied to the civil sheets.
Wood-frame residential and low-rise commercial in Schaumburg follows IRC and IBC prescriptive tables, but the takeoff still turns on details: engineered floor systems, TJI joists, LVL headers, and shear-wall nailing schedules. Count studs by wall length and height, add plates, and carry blocking at panel edges. Roof framing over cathedral ceilings needs ventilation chutes and baffles, which are easy to miss. For additions and tear-down rebuilds, verify the existing wall type and whether the new lateral system ties into the old. Our framing estimating services produce a line-item list by floor and wall type so the lumber yard quote can be checked line by line.
Office and industrial tenant improvements in Schaumburg are usually plan-and-spec, so the MEP takeoff is driven by fixture counts, diffuser schedules, and panel schedules rather than rules of thumb. You will price 23 00 00 ductwork by the pound and linear foot, 22 00 00 piping by the linear foot and fixture, and 26 00 00 feeders and branch circuits by the foot and device. Verify the available power at the existing service before you assume a new panel. Our MEP estimating services and commercial estimating services cover full Divisions 21 through 28 for fit-out and new construction.
Freeze depth drives footing bottoms and frost-protected shallow foundations on unheated structures. A typical Schaumburg warehouse or addition carries 03 30 00 slab-on-grade at 5 to 6 inches over vapor barrier and rigid insulation at the perimeter, while residential basements use 03 10 00 formwork and 03 20 00 rebar at #4 at 12 inches on center each way. Watch the mix design: air-entrained concrete is standard for exterior flatwork, and you should price winter protection measures if the pour falls between November and March. Our concrete estimating services and foundation estimating services cover both the structural and flatwork scopes so the two do not overlap.
Schaumburg sees hail and wind events, so roofing takeoffs should carry manufacturer-approved underlayment, ice-and-water shield at eaves and valleys, and a Class 4 impact-rated shingle if the owner wants the insurance credit. On commercial low-slope, TPO or EPDM over polyiso is common, and you need to price tapered insulation for positive drainage to drains and scuppers. Flashing details at parapets, curbs, and pipe boots are where bids leak. Count squares, linear feet of edge metal, and each penetration. Our roofing estimating services handle both steep-slope and low-slope takeoffs with the accessory list separated.
Quick check for a single element. For a full drawing set, send the plans and we measure everything, including the items calculators miss.
Typical waste: 3–5% for slabs, 5–10% for footings and walls. Truck count assumes 10 CY loads; confirm load size with your ready-mix supplier.

| Section | Line item | Qty | Unit |
|---|---|---|---|
| 03 30 00 | Slab-on-grade, 5 in., over vapor barrier | 1,850 | SF |
| 03 10 00 | Basement wall formwork, 8 ft height | 1,240 | SF |
| 03 20 00 | Rebar, #4 at 12 in. O.C. each way | 3,700 | LB |
| 06 10 00 | Wall framing, 2x6 studs at 16 in. O.C. | 4,200 | LF |
| 06 10 00 | Floor joists, TJI, 16 in. depth | 2,100 | LF |
| 07 30 00 | Asphalt shingles, Class 4, with underlayment | 2,400 | SF |
| 09 29 00 | Gypsum wallboard, 1/2 in., painted | 8,600 | SF |
| 23 00 00 | Flex duct, R-8, with diffusers | 340 | LF |
This example uses illustrative dimensions for a 24 ft by 36 ft one-story addition with a perimeter footing. The footing is 16 in. wide by 10 in. deep, and the frost depth for the area requires the bottom of footing at 42 in. below grade. We calculate the volume, add a waste factor, and convert to cubic yards.
| Step | Calculation | Result | Unit | |------|-------------|--------| | Footing perimeter | 2 × (24 + 36) | 120 | LF | | Cross-section area | (16/12) × (10/12) | 1.11 | SF | | Net concrete volume | 120 × 1.11 | 133.3 | CF | | Waste factor (5%) | 133.3 × 1.05 | 140.0 | CF | | Convert to cubic yards | 140.0 ÷ 27 | 5.19 | CY |
Add rebar: continuous #4 bars, two top and two bottom, plus #4 dowels at 24 in. on center. Linear feet of rebar equals 120 LF × 4 bars = 480 LF, plus dowels at 120/2 = 60 dowels × 2 ft = 120 LF, for a total of 600 LF. With 10% lap and waste, order 660 LF. Formwork is the perimeter times depth: 120 LF × (10/12) ft = 100 SF of footing side forms.
For the slab, assume a 4 in. thick slab over 6 mil vapor barrier and 2 in. of rigid insulation at the perimeter. Slab area is 24 × 36 = 864 SF. Concrete volume is 864 × (4/12) = 288 CF, or 10.67 CY. Add 5% waste for a total of 11.2 CY. Vapor barrier is 864 SF plus 10% laps, or about 950 SF. Perimeter insulation is 120 LF at 2 ft wide, or 240 SF.
These quantities feed the bid as separate line items under CSI Division 03. Always confirm the geotechnical report and the local building department's adopted code edition before finalizing footing dimensions, as soil conditions and frost depth requirements can vary across Schaumburg and the surrounding Cook and DuPage county areas.
We price by project scope, not by a flat city rate. Most residential and light commercial takeoffs fall within our standard turnaround, and we quote before we start so you know the fee. The cost of the estimate is separate from the cost of the work, and we do not mark up material or labor. Send plans for a quote.
Most projects are returned in 24 to 48 hours. Larger commercial or industrial packages with many sheets may take longer, and rush service is available. We deliver Excel and PDF files organized by CSI MasterFormat division, with marked-up plan sets so you can trace every quantity back to the drawing.
Yes. We use ZIP-code-adjusted material and labor pricing from RSMeans data, so the rates reflect the Chicago metro market rather than a national average. That matters for union labor, winter conditions, and material logistics in Cook and DuPage counties. We note the pricing date on every estimate.
Schaumburg adopts the Illinois statewide codes, which are based on the IBC, IRC, IECC, NEC, and IPC. The specific edition and any local amendments are set by the village. Always confirm the adopted edition with the Schaumburg building department before you finalize design or permit documents, because the edition can change between code cycles.
We include line items for temporary heat, hoarding, and freeze protection when the schedule falls between November and March. Concrete pours need heated enclosures and accelerators, and wet sprinkler piping needs freeze protection until the building is enclosed. These are real costs that show up in the bid, not afterthoughts.
For asphalt shingles, a typical waste factor is 10% for simple gable roofs and up to 15% for complex roofs with valleys, dormers, and hips. We calculate waste based on the actual roof geometry rather than applying a flat percentage, because the difference can be several squares on a large home.
Yes. We take off Divisions 21 through 28 for mechanical, electrical, and plumbing, plus architectural finishes, doors, and ceilings. For fit-outs, the MEP scope is driven by fixture counts, diffuser schedules, and panel schedules. We separate landlord work from tenant work so the bid is clear.
Yes. We cover Schaumburg and the surrounding communities, including Arlington Heights, Palatine, Evanston, Skokie, Bolingbrook, and Decatur. Pricing is adjusted by ZIP code, so a project in one suburb may price differently from another due to labor and material rates. See our Illinois construction estimating page for the full coverage list.
The permit numbers on this page come from the U.S. Census Bureau Building Permits Survey for 2025. The survey counts new privately-owned residential units only, so it does not include commercial, industrial, or accessory structures. It is a useful indicator of residential activity, but it is not a complete picture of all construction in Schaumburg.
