Worked example: roof sheathing and underlayment for an Incline Village residence

This example uses illustrative dimensions for a two-story residence with a gable roof and a 12:12 pitch. The goal is to show how plan dimensions become a priced quantity with waste, not to give a final number for your project.

Step 1 — Roof plan area. The building footprint is 40 ft by 30 ft, or 1,200 SF. A 12:12 pitch has a slope factor of 1.414, so the sloped roof area is 1,200 × 1.414 = 1,697 SF. Round to 1,700 SF.

Step 2 — Overhangs. Add 2 ft of overhang on all four sides. The roof plan becomes 44 ft by 34 ft = 1,496 SF, times 1.414 = 2,115 SF. Round to 2,120 SF.

Step 3 — Sheathing. Sheathing is ordered in 4x8 sheets (32 SF each). 2,120 ÷ 32 = 66.25 sheets. Apply a 5% waste factor for cuts and damage: 66.25 × 1.05 = 69.6, so 70 sheets.

Step 4 — Underlayment. Synthetic underlayment covers about 1,000 SF per roll. 2,120 ÷ 1,000 = 2.12 rolls. Apply 10% waste for laps and cuts: 2.12 × 1.10 = 2.33, so 3 rolls.

Step 5 — Ice-and-water membrane. Eave protection extends 6 ft up-slope along both 44 ft eaves, plus valleys. Two eaves at 44 ft × 6 ft = 528 SF. Two valleys at 18 ft × 3 ft = 108 SF. Total 636 SF. Rolls cover 200 SF each: 636 ÷ 200 = 3.18, so 4 rolls with waste.
