Sitework and excavation
Mass excavation, caliche removal, import and haul-off quantities for pads and utility trenches along I-80.
CY · LF · TONWinnemucca permits run small and spread out, so every takeoff has to carry its own travel and mobilization cost. We price Humboldt County work from marked-up plan sets, with quantities organized by CSI MasterFormat division in Excel and PDF.
Long hauls from Reno and Salt Lake City suppliers, caliche and hardpan excavation, winter concrete protection, wind uplift on metal roofing, and sparse subcontractor coverage all push unit costs above Nevada metro pricing. Small permit volumes mean fewer bidders, so a missed line item is harder to absorb.
Winnemucca sits where I-80 meets US-95, so material and crews often come from outside Humboldt County. We build that into every estimate: freight on rebar and structural steel, per-diem and travel for specialty subs, and mobilization for equipment that has to be hauled in. If you are comparing our numbers to a Las Vegas or Reno bid, the gap is usually logistics, not labor rates.
Our takeoffs start with a marked-up plan set in Bluebeam Revu, then quantities in PlanSwift priced against RSMeans data adjusted to the local ZIP code. Deliverables are Excel and PDF, sorted by CSI MasterFormat division, so your buyout sheet lines up with your bid form. Turnaround is 24–48 hours for most projects, with rush available. Start with a Nevada construction estimating scope or send plans straight through the estimate request page.
For bidders. You need quantities you can defend in a bid opening. We mark up the plan set, list every line by division, and flag scope gaps before you sign a subcontractor proposal.
For builders. You are buying out framing, concrete and MEP from a thin local sub list. Division-sorted quantities let you compare three bids on the same scope without re-measuring.
For owners. You are budgeting a build in a rural market where unit costs swing with haul distance. We show the cost drivers line by line so you can decide what to phase.

21 new housing units in 2025 (-27.6% vs 2024).
17 single-family · 4 multifamily (19%).
The city issued 21 new privately-owned residential units in 2025, down from 29 in 2024, a 28% drop. Single-family accounted for 17 units and multifamily 4, so roughly 19% of the year's residential permits were attached housing. Permitted value was about $3M, or about $129,600 per unit. That is a small, single-family-heavy pipeline, and it ranks 10th of 14 covered Nevada cities by units, about 0.2% of the 11,895 state total. For a bidder, the practical read is that Winnemucca work is won on small jobs where a single missed mobilization or disposal line can erase the margin. Statewide demand is still driven by Las Vegas resort work and the Reno logistics corridor, which pulls crews and equipment away from rural northern Nevada. Compare our Fallon construction estimating and Spring Creek construction estimating pages for similar rural-market patterns.
On a typical Winnemucca residential or light commercial project, sitework and concrete carry more weight than they would in a metro. Caliche and hardpan layers mean rock excavation, import or over-excavation, and those quantities are easy to underestimate from a plan that shows only a footing schedule. Concrete flatwork and foundations need winter protection from roughly November through February, which adds curing blankets, accelerators and heated enclosures. Metal roofing and siding are common here, so wind uplift fastening counts and closure strips belong in the takeoff, not in a lump sum. Interior trades are straightforward, but mechanical and electrical scopes often require a sub traveling from Elko or Reno, which shows up as a mobilization line. Use our sitework estimating services and concrete estimating services pages when those divisions dominate your bid.
We price the divisions that drive rural Nevada jobs, from dirt to trim, with quantities you can hand to a subcontractor.

Concrete, framing and mechanical subs working Winnemucca need quantities they can buy from, not allowances. We hand you division-sorted takeoffs you can price against your own crew rates.
You are weighing a small multifamily or commercial infill project along the I-80 corridor. We show hard cost drivers per unit so you can test pro forma assumptions before committing land.
You need a cost check while drawings are still moving. We mark up the plan set in Bluebeam Revu and return quantities by CSI division so your specification sections and our line items align.
You are adding a shop, warehouse or equipment yard in the Winnemucca industrial area and want a defensible budget before you talk to a single contractor.
Projects funded through state or federal programs need quantities traceable to the drawings. Our Excel takeoffs carry the markup references so your reviewer can follow each line back.
Winnemucca is the Humboldt County seat, and most of our local work is inside the city limits or a short haul out on I-80 or US-95. We also price projects in the surrounding rural communities where mobilization drives the number.
The 2025 permit data shows 21 new privately-owned residential units in Winnemucca, 17 single-family and 4 multifamily, at about $3M in permitted value. That mix means most of our local takeoffs are houses, small multifamily and the commercial and industrial buildings that support the mining and rail economy.
Custom and tract houses on slab-on-grade or crawlspace foundations, typically one story with attached garage. We take off footing and stem wall concrete, anchor bolts, framing lumber, trusses, sheathing and roofing by square.
Watch for: Frost depth, slab thickness, and whether the garage slab is thickened at the door.
Duplexes, triplexes and fourplexes of the type that made up 4 of the 21 permitted units last year. Shared walls, common utility runs and fire separation details drive the assembly count more than the unit count does.
Watch for: Fire-rated wall assemblies, separate utility metering, and parking striping.
Retail, office and service buildings along the highway corridors, often metal building shells with a fit-out package. We estimate the shell and the interior as separate scopes so you can bid them to different subs.
Watch for: Metal building anchor bolt layout and whether the slab is part of the shell contract.
Shops, equipment storage and light manufacturing tied to mining and rail support. High-bay clear heights, heavy slab loads and yard paving change the concrete and steel quantities sharply from a commercial building of the same footprint.
Watch for: Slab thickness and reinforcement for equipment loads, plus yard drainage.
Barns, shops, hay storage and equipment sheds on parcels outside the city limits. These are simple structures, but haul distance for concrete and trusses often costs more than the framing itself.
Watch for: Concrete truck access and whether a pump or short-load charge applies.
Interior remodels, roof replacements and mechanical upgrades on older housing stock. Existing conditions control the estimate, so we measure from the field dimensions on your drawings and flag items that need a site visit to confirm.
Watch for: Matching existing framing sizes and confirming roof sheathing condition.
A Winnemucca estimate moves for reasons that do not show up on a Las Vegas or Reno bid. The six below are the ones we adjust for on nearly every project.
Nevada adopts the IBC and IRC with state amendments, and Humboldt County and the City of Winnemucca each run their own permit and inspection process. Plan review comments on energy code compliance, egress and fire separation can add drawing revisions after your bid. We price to the code edition your drawings cite, and you should confirm the adopted edition and local amendments with the building department before you lock a number.
IBC · IRC · IECC · local building departmentMuch of the Winnemucca area sits on alluvial and volcanic-derived soils with varying clay content, and expansive clays can force over-excavation, import or a deeper footing than the drawings assume. A geotechnical report changes concrete and earthwork quantities more than any other single document. If the report is not out yet, we carry a stated allowance and flag it rather than guessing.
Geotechnical report · expansive clay · footing depth · import fillWinnemucca runs cold winters and wide daily temperature swings, with snow load and frost depth governing roof framing and footing elevations. Concrete placed in winter needs blankets, accelerators or heated enclosures, and masonry and stucco have temperature limits. We note the seasonal items in the estimate so you can see what a January start costs versus a May start.
Snow load · frost depth · cold-weather concrete · ACI 306Humboldt County has a small specialty trade pool, so mechanical, electrical and fire protection bids frequently come from Reno, Elko or Salt Lake City crews. Per-diem, travel time and lodging belong in the estimate as a separate line, not inside the labor rate. We break those out so you can see which scopes are worth rebidding locally.
Per-diem · travel time · specialty subcontractors · Davis-Bacon where applicableFlat lots drain poorly after snowmelt, and grading, swales and storm conveyance often get underbid on rural parcels. Water and sewer service may require extension from the nearest main, and septic systems are common outside the city. We quantify trench lengths, pipe sizes and bedding rather than carrying a per-lot allowance. Our sitework and foundation scopes are usually priced together for this reason.
Storm conveyance · septic systems · utility extensions · SWPPPRebar, structural steel, trusses and specialty finishes usually ship from Reno, Salt Lake City or Sacramento, so freight is a real line item on a Winnemucca job. We price material at the local ZIP code and add freight separately by commodity. Ready-mix availability and short-load charges also matter on small rural pours, and we show those as distinct costs.
Freight · ready-mix short loads · ZIP-adjusted pricing · RSMeans dataHumboldt County work runs from I-80 industrial and rail-adjacent buildings to rural residential on wells and septic, and each trade carries a different local adjustment in the quantity takeoff.
Winnemucca sits in the Humboldt River valley, where alluvial soils, caliche-cemented layers and high groundwater near the river change how you measure excavation. A takeoff has to separate common excavation from rock or caliche ripping, because the two carry different production rates and equipment. Structural fill quantities depend on the geotech report's overexcavation depth, not the plan's footing lines. Trenching for water, sewer, gas and power runs long on outlying parcels, so linear-foot quantities for each utility should be measured from the civil plan, not scaled. For grading, drainage and utility line items, our sitework estimating services break quantities by CSI division with cut and fill separated. Confirm the adopted code edition and any local drainage requirements with the city or county building department.
Wood framing dominates residential and light commercial here, with engineered lumber for long spans in shops and garages. Measure wall plates in linear feet by thickness, studs by count with corners, openings and blocking added back, and sheathing by area with openings deducted only where the deduction exceeds the typical threshold. Roof framing depends on whether the design is stick-framed or trussed; truss packages arrive from out of the area, so delivery and crane time belong in the estimate. Our framing estimating services and residential estimating services both carry separate line items for treated plate at concrete contact and for hardware. Do not let the framing takeoff absorb the insulation, drywall or roofing scope.
Winnemucca projects frequently sit outside municipal water and sewer, so plumbing takeoffs must include well pressure tanks, pumps, septic tanks, drain fields and the associated excavation. Heating loads are driven by winter design temperatures well below the Nevada average, and cooling loads by dry summer heat, so equipment sizing comes from the mechanical schedule rather than rules of thumb. Electrical takeoffs should count devices, fixtures, panels, feeders and the service entrance separately, with conduit and conductor measured by run. MEP estimating services and industrial estimating services both require the equipment schedule and the single-line diagram before quantities are reliable.
Foundations in this area are routinely designed for expansive or frost-affected soils, so a takeoff cannot stop at the footing schedule. Add formwork by contact area, not by footing count; add vapor retarder and capillary break under slabs; add dowels and keyways at construction joints. Slab thickness and reinforcement vary between shop, warehouse and residential work, and welded wire mesh or fiber dosage should be listed as separate line items so the bid can be adjusted without redoing the whole sheet. Concrete estimating services and foundation estimating services both start from the structural sheets plus the geotech recommendations. Watch for slab-on-grade areas that the architectural plan shows as finished floor but the structural plan calls out as a separate pour.
The high-desert climate means large daily temperature swings, intense summer UV and wind-driven snow. Roofing takeoffs need slope area, not plan area, plus eave and rake lengths for drip edge, valley length for valley metal, and penetration counts for vents and stacks. Underlayment, ice-and-water membrane at valleys and eaves, and fastener quantities should be listed separately so a change in the specified system does not require re-measuring the roof. Wall assemblies often mix rigid insulation, house wrap and cladding, and each layer is its own quantity. Roofing estimating services and commercial estimating services both price these by system rather than by square alone.
Quick check for a single element. For a full drawing set, send the plans and we measure everything, including the items calculators miss.
Typical waste: 3–5% for slabs, 5–10% for footings and walls. Truck count assumes 10 CY loads; confirm load size with your ready-mix supplier.

Dimensions are illustrative. Assume a 40-foot by 60-foot shop slab, 5 inches thick, with a 12-inch thickened edge turned down 18 inches below the slab. The interior slab is placed on a vapor retarder over compacted base.
Step 1 — Interior slab area. 40 ft × 60 ft = 2,400 SF. Deduct two overhead door openings that interrupt the slab? No — the slab runs under the doors, so no deduction. Interior slab area = 2,400 SF.
Step 2 — Interior slab volume. 2,400 SF × (5 in ÷ 12 in/ft) = 2,400 × 0.4167 = 1,000 CF. Convert to cubic yards: 1,000 ÷ 27 = 37.04 CY.
Step 3 — Thickened edge volume. Perimeter = 2 × (40 + 60) = 200 LF. The thickened edge below the slab is 12 in wide × 18 in deep, but 5 in of that depth is already counted in the slab. Net additional depth = 13 in = 1.083 ft. Volume = 200 LF × 1.0 ft × 1.083 ft = 216.6 CF = 8.02 CY.
Step 4 — Waste factor. Typical waste for slab concrete is 5 percent. Total = (37.04 + 8.02) × 1.05 = 45.06 × 1.05 = 47.31 CY. Round to 47.5 CY for ordering.
Step 5 — Vapor retarder. 2,400 SF plus 10 percent lap and waste = 2,640 SF.
Step 6 — Base course. Assume 4 inches of compacted base under the slab. 2,400 SF × 0.333 ft = 800 CF ÷ 27 = 29.63 CY. With 15 percent compaction waste, order 34 CY.
| Step | Calculation | Quantity | Unit |
|---|---|---|---|
| Interior slab area | 40 × 60 | 2,400 | SF |
| Interior slab volume | 2,400 × 0.4167 ÷ 27 | 37.04 | CY |
| Thickened edge | 200 × 1.0 × 1.083 ÷ 27 | 8.02 | CY |
| Concrete with 5% waste | (37.04 + 8.02) × 1.05 | 47.31 | CY |
| Vapor retarder | 2,400 × 1.10 | 2,640 | SF |
| Base course | 2,400 × 0.333 ÷ 27 × 1.15 | 34.0 | CY |
Every line above belongs on its own CSI line so a change in slab thickness or base depth does not force a re-measure of the whole sheet. For a full division-by-division takeoff on your Winnemucca project, send the plan set through our get an estimate page.
The U.S. Census Bureau's Building Permits Survey counts new privately-owned residential units permitted by the city itself. In 2025 Winnemucca issued permits for 21 units, down from 29 in 2024, a 28 percent decrease. Of those, 17 were single-family and 4 were multifamily, so multifamily was 19 percent of the total. The permitted value was about $3 million, averaging about $129,600 per unit. Winnemucca ranked 10th of 14 covered Nevada cities by unit count and accounted for 0.2 percent of the state total of 11,895 units. These figures cover residential permits only, not commercial or industrial work.
Yes. The geotech report drives overexcavation depth, structural fill quantities, footing size and slab design. Without it we can price from the structural drawings, but we will flag the earthwork and foundation lines as assumptions. If the report calls for removal of expansive or caliche-cemented material to a specific depth, that volume is measured separately from the footing excavation. Send the report with the plan set and we will build the takeoff around its recommendations.
We add line items for the well, pump, pressure tank, water treatment if specified, septic tank, distribution box, drain field and all associated trenching and bedding. These are measured from the site plan and the health department requirements for the parcel. Because Humboldt County regulates on-site septic, confirm the design and permit path with the county before the bid is finalized. The takeoff should show these items separately so they can be value-engineered or deferred without disturbing the building scope.
We organize the estimate by CSI MasterFormat division, starting with Division 02 existing conditions, Division 03 concrete, Division 05 metals, Division 06 wood and plastics, Division 07 thermal and moisture protection, Division 08 openings, Division 09 finishes, and Divisions 22, 23 and 26 for plumbing, HVAC and electrical. Sitework falls under Divisions 31 and 33. Each division carries its own quantity, unit and note column so your subcontractors can bid directly from the sheet.
Winter design temperatures here are well below the Nevada average, so heating equipment capacity, pipe insulation, freeze protection and slab edge insulation all change. Concrete placed in cold weather may require accelerators, heated enclosures or blankets, and those costs belong in the estimate as separate line items rather than buried in the concrete unit price. Roof snow load and drift at valleys and parapets affect both the structural framing quantities and the roof assembly. Confirm the adopted code edition and local amendments with the building department.
We can, but the estimate will carry assumptions for the missing sheets. The most common gaps are the civil plan, the geotech report, the mechanical schedule and the electrical single-line diagram. We will list what we assumed so you can see where the risk sits. If the missing documents arrive later, we can revise the affected divisions without redoing the entire takeoff.
We deliver Excel and PDF, organized by CSI MasterFormat division, with marked-up plan sets so you can trace every quantity back to the drawing. Most projects turn around in 24 to 48 hours, and rush service is available when a bid date is close. Material and labor pricing is adjusted by ZIP code, using RSMeans data as the base, so the numbers reflect Winnemucca rather than a national average.
Both. The residential side includes custom homes, multifamily and rural parcels with wells and septic. The commercial and industrial side includes shops, warehouses, truck terminals and rail-adjacent buildings along the I-80 corridor. We also estimate sitework, concrete, framing, roofing and MEP scopes as standalone packages when a general contractor only needs one division priced.
Labor rates are adjusted to the local market, and travel time for crews coming from Elko, Reno or out of state is listed as a separate line where it applies. Small markets often have fewer specialty trades, so the estimate should identify which scopes may attract limited bidding. We note those divisions so you can decide whether to carry a contingency or seek additional quotes.
Send the architectural, structural, civil, mechanical, electrical and plumbing sheets, plus the geotech report and any specifications. If the project is outside city water and sewer, include the site plan and septic design. Tell us the bid date and whether you want a full estimate or specific divisions. We will confirm scope, turnaround and any assumptions before starting. You can submit plans through our get an estimate page.
Send your plan set and we will return a division-by-division takeoff in Excel and PDF within 24 to 48 hours.
