Residential takeoff
Full division-by-division takeoff for the single-family infill and custom homes that dominate Hollywood permitting.
SF · EA · LFWe build CSI MasterFormat estimates and quantity takeoffs for builders in Hollywood, Florida. Every line is priced with ZIP-code-adjusted material and labor, delivered in Excel and PDF with marked-up plan sets in 24–48 hours.
Broward County coastal exposure, high water table and wind-driven rain detailing, Florida Product Approval and NOA documentation for openings and roofing, small infill single-family lots near downtown and the beach, and 2025 permitting that ran almost entirely single-family — 22 new private residential units, no multifamily.
Hollywood sits in Broward County between Fort Lauderdale and the Broward–Miami-Dade line, with a building mix that runs from small infill single-family lots west of I-95 to coastal renovation work near the beach. That range matters at bid time: a 1,800 SF house on a tight lot and a mid-rise shell have almost no line items in common, so the takeoff has to be scoped before it is priced. We work from your plan set and produce quantities organized by CSI MasterFormat division, with assumptions called out where the drawings are silent.
Pricing is built on ZIP-code-adjusted material and labor using RSMeans data, then checked line by line in Bluebeam Revu and PlanSwift. Most projects return in 24–48 hours in Excel and PDF with marked-up plan sets, so you can see exactly where each quantity came from. If you are bidding against other contractors in South Florida, our Florida construction estimating work and our residential estimating services are the usual starting points for Hollywood scopes.
For bidders. You need a defensible number before the bid date. We return a division-by-division takeoff with marked-up plans so you can see the quantity behind every line and adjust your markup with confidence.
For builders. You need buyout numbers that hold. We price with ZIP-adjusted material and labor, flag alternates and unit-price items, and give you a format your project manager can drop straight into a budget.
For owners. You need to compare proposals on the same basis. We re-takeoff the scope, normalize the divisions, and show where one bidder left out work the others included.

22 new housing units in 2025 (-18.5% vs 2024).
22 single-family · 0 multifamily (0%).
Hollywood issued 22 new privately-owned residential units in 2025, down from 27 in 2024 — about a 19% drop. All 22 were single-family; multifamily was zero. Permitted value was $22M, which works out to about $1,000,400 per unit, a figure that points to larger custom homes and teardown-rebuild work rather than tract product. For bidders, that means the pipeline is small but the jobs are high-value and detail-heavy: sitework on tight lots, engineered foundations, and full finish packages. Compare that with the state total of 38,215 units, where Hollywood holds roughly 0.1% of the covered-city volume and ranks 22nd of 25 by units. If you also bid in Fort Lauderdale or Miramar, the same crew and pricing basis carry over.
Hollywood's coastal exposure drives several line items that inland bidders routinely miss. Wind-borne debris requirements push impact-rated glazing, shutters or NOA-listed assemblies into Division 08, and Florida Product Approval documentation has to be attached for openings. Roofing in Division 07 typically carries secondary water barrier, enhanced fastening schedules and a higher waste factor than the typical 10–15% for shingle work. Below grade, the high water table near the Intracoastal and the C-10 canal system means dewatering, under-slab vapor barrier and often a raised finished floor — Division 31 and Division 03 items that are easy to undercount. Confirm the adopted code edition and any local amendments with the City of Hollywood building department before you lock the number. Our sitework estimating services and roofing estimating services pages cover those scopes in more detail.
These are the scopes we take off and price most often for Hollywood and the surrounding Broward County market.

Emerald Hills and Hollywood Hills lots vary in width, easements and tree preservation requirements, so foundation and framing quantities must be taken off lot by lot rather than from a template.
Beach-area work near Hollywood Beach and the Broadwalk involves demolition, structural repair and impact glazing; these scopes need separate line items or the renovation budget absorbs costs that belong to the shell.
Broward County multifamily and resort work continues along the coast and near the Intracoastal; unit-mix-driven takeoffs for MEP rough-in, drywall and finishes are where budgets are won or lost.
Broward County subs bid against each other constantly; a division-specific takeoff with ZIP-adjusted labor lets you see whether a competitor's number is low on formwork, rebar or shingle squares.
When Hollywood proposals arrive in different formats, we re-takeoff the scope, normalize it by CSI division, and show where one bidder omitted work the others included.
We estimate projects throughout Broward County, from the beach communities east of the Intracoastal to the western neighborhoods along the Turnpike, plus the surrounding cities contractors in Hollywood routinely work in.
Hollywood's 2025 permit data shows 22 new privately-owned residential units, all single-family and none multifamily. That mix means most residential takeoffs here are detached houses on infill lots, with coastal renovation and commercial work filling out the rest of the pipeline.
New detached houses on subdivided or tear-down lots, typically 1,800–3,500 SF under air. Takeoff covers sitework, foundation, framing, roofing, MEP rough-in, insulation, drywall, and finishes by division.
Watch for: Tree preservation, lot grading, and utility tap fees.
Interior and exterior renovations near Hollywood Beach and the Intracoastal, including structural repair, impact window replacement, and roof upgrades. Existing conditions drive the demolition and temporary protection line items.
Watch for: Selective demolition quantities and hidden water damage.
Low- and mid-rise apartment and mixed-use buildings in Broward County, with unit-mix-driven takeoffs for kitchens, baths, and MEP risers. We price per-unit and per-building so the pro forma can be checked either way.
Watch for: Unit-mix changes and common-area scope gaps.
Restaurants, retail, and office fit-outs along Hollywood Boulevard, Federal Highway, and the beach corridors. Takeoff separates landlord shell work from tenant improvements and identifies permit-driven items.
Watch for: Grease, hood, and ADA scope split between landlord and tenant.
Hotel and motel renovation and new construction near the beach, where finishes, FF&E, and MEP systems carry high unit costs. We organize takeoffs by guest room, back-of-house, and public space.
Watch for: FF&E allowances and mock-up room costs.
Small-bay industrial, self-storage, and warehouse projects in west Hollywood and Pembroke Park, priced with slab-on-grade, tilt-wall or CMU, and racking-ready MEP. Sitework and paving are usually the largest single division.
Watch for: Slab thickness, column spacing, and fire-rated wall extent.
Hollywood sits in Broward County, where the adopted Florida Building Code, coastal wind requirements, and high water table all move numbers. These are the factors that most often change a Hollywood takeoff from a generic Florida estimate.
Hollywood and Broward County enforce the Florida Building Code with High-Velocity Hurricane Zone provisions for much of the coastal area, and the adopted edition changes on a state cycle. Confirm the current edition and any local amendments with the city building department before you price. Impact glazing, roof-to-wall straps, and product approvals add line items that a non-coastal estimate would miss.
Florida Building Code · Broward County · City of Hollywood Building DivisionMuch of eastern Broward sits on sandy soils with a shallow water table, and coastal lots can include fill or historic muck pockets. Foundation design often requires a geotechnical report, and the takeoff may need auger-cast piles, grade beams, or a thickened slab instead of spread footings. Waterproofing and dewatering are commonly carried as separate line items.
Geotechnical report · Auger-cast piles · Dewatering · Vapor barrierHollywood is in the wind-borne debris region, so roof covering, attachment, and opening protection carry higher unit costs than inland Florida. The estimator has to price secondary water barrier, ring-shank nails, and impact-rated windows and doors, and account for the wind-uplift values shown on the drawings. Hurricane-season scheduling also affects temporary protection and weather-day assumptions.
Wind-borne debris region · Secondary water barrier · Impact glazing · Wind upliftBroward County labor rates sit above the Florida average, and the trades needed for coastal and multifamily work — concrete formwork, rebar, waterproofing, and impact glazing — are in steady demand. ZIP-code-adjusted labor in the estimate should reflect the Hollywood market rather than a state average, and overtime or shift work on occupied renovations needs its own rate.
RSMeans data · ZIP-code adjustment · Prevailing wage · OvertimeFlat lots and seasonal rain mean stormwater management is a real cost in Hollywood. Takeoffs often include exfiltration trenches, French drains, swales, and sometimes a permitted dry retention area, plus dewatering during foundation work. On tight infill lots, staging, crane placement, and material handling add to the general conditions.
Exfiltration trench · French drain · Dewatering · General conditionsConcrete, CMU, and rebar are produced regionally, but impact windows, specialty roofing, and elevator equipment can carry long lead times that affect the schedule and escalation. Florida sales tax and Broward County surtaxes apply to materials, and delivery windows in beach corridors are restricted, so the estimate should carry a logistics allowance rather than assume open-street access.
Impact windows · Lead times · Florida sales tax · Delivery windowsBroward County's coastal exposure, high water table, and small-lot infill pattern change what you measure and how you price it. These are the five trades where a Hollywood takeoff most often diverges from a generic South Florida template.
Hollywood sits on low-lying Atlantic Coastal Ridge ground with a shallow water table, so a takeoff that stops at "clear and grub" will miss the real money. We measure dewatering by pump-days against the excavation schedule, not as a lump sum, and carry wellpoint or sock drain runs in linear feet with the header pipe separate. Muck excavation is measured by the cubic yard in place, then converted with a bulking factor for haul-off, because the truck count drives the disposal line. Silt fence, inlet protection, and stabilized construction entrance quantities follow the SWPPP limits of disturbance. We price this work through our sitework estimating services so the earthwork, drainage, and paving stay in one division.
Driveways, walks, and pool decks dominate the flatwork scope on Hollywood infill lots, and thickness varies by use. We separate 4-inch walk from 6-inch driveway from 8-inch apron at the right-of-way, each in square feet, then convert to cubic yards with a typical 5 to 10 percent waste allowance. Control joint layout is measured in linear feet of saw cut, not by slab count. Finish type matters in pricing: broom, exposed aggregate, and shell finish carry different labor rates. Our concrete estimating services group all of this under CSI Division 03 so the ready-mix supplier quote can be checked line against line.
Roofing quantities in Hollywood are simple to measure and easy to misprice, because underlayment and flashing details carry more cost than the field. We take off roof area in squares, add hip and ridge in linear feet, and measure valley flashing, drip edge, and eave closure separately. Secondary water barrier coverage is measured over the full deck, not just at eaves, since that is what the wind provisions generally require. Flat or low-slope sections are taken off separately with their own membrane, taper, and drain scope. Confirm the adopted code edition and product approvals with the local building department before you lock the assembly. Our roofing estimating services break the field, flashing, and accessories into separate lines.
Most Hollywood residential work is slab-on-grade, so the takeoff is driven by thickened-edge and stem wall geometry rather than deep footings. We take off continuous footings in linear feet, pad footings by count, and slab area in square feet with a separate line for the thickened edge where the slab meets block. Vapor retarder and rigid insulation are measured net of penetrations, then waste added. Rebar is converted from bar length to pounds using the standard weight per foot, with lap and dowel waste carried separately from the cut list. Our foundation estimating services package covers the concrete, formwork, and reinforcing as three distinct scopes.
Coastal Broward framing takeoffs need the roof geometry resolved before lumber is counted. We measure wall plates in linear feet, studs by count with corners, openings, and blocking added, and roof sheathing in square feet converted to sheets. Hip and valley lengths are taken from the plan geometry, not estimated from floor area, because hip roofs common here add significant cut waste. Truss versus stick framing changes both the lumber list and the crane line. Wind-rated connections, straps, and clips are counted at each truss or rafter, and those counts should be reconciled against the truss shop drawings. Our framing estimating services handle the lumber, sheathing, and hardware as one takeoff.
Quick check for a single element. For a full drawing set, send the plans and we measure everything, including the items calculators miss.
Typical waste: 3–5% for slabs, 5–10% for footings and walls. Truck count assumes 10 CY loads; confirm load size with your ready-mix supplier.

This example sizes a slab-on-grade and its thickened edge for a small infill house. Dimensions are illustrative and are not taken from any specific project. Confirm your own plan dimensions, slab thickness, and reinforcing before pricing.
We start with the slab footprint. A simple rectangular plan of 50 ft by 43 ft gives a gross area of 2,150 SF. The thickened edge runs the full perimeter: 2 x (50 + 43) = 186 LF, and we deduct nothing here because the edge is continuous.
Concrete volume for the slab uses thickness in feet. At 4 in, that is 0.333 ft: 2,150 x 0.333 = 716 CF. The thickened edge at 12 in by 12 in is 1.0 ft x 1.0 ft = 1.0 CF per LF: 186 x 1.0 = 186 CF. Total 902 CF, divided by 27 = 33.4 CY. With a typical 7 percent waste allowance, order 35.7 CY, rounded to 36 CY.
Rebar for the slab at #4 on 18 in centers each way: 2,150 SF divided by 1.5 ft spacing gives roughly 1,433 LF in one direction, doubled for both directions = 2,866 LF. Add the thickened edge at four continuous bars: 186 x 4 = 744 LF. Total 3,610 LF. At 0.668 lb per LF for #4 bar, that is 2,412 LB of theoretical bar, plus lap and dowel waste.
| Step | Calculation | Result | Unit |
|---|---|---|---|
| Slab area | 50 ft x 43 ft | 2,150 | SF |
| Thickened edge | 2 x (50 + 43) | 186 | LF |
| Slab volume | 2,150 x 0.333 ft | 716 | CF |
| Edge volume | 186 x 1.0 CF/LF | 186 | CF |
| Total volume | (716 + 186) / 27 | 33.4 | CY |
| With 7% waste | 33.4 x 1.07 | 35.7 | CY |
| Slab rebar | (2,150 / 1.5) x 2 | 2,866 | LF |
| Edge rebar | 186 x 4 bars | 744 | LF |
| Rebar weight | 3,610 x 0.668 lb/LF | 2,412 | LB |
The waste allowance is the line most often understated. On a Broward County slab, edge forming, penetrations, and pump loss all eat into the theoretical yardage, and a 5 percent allowance is usually too thin for a small pour. If you want this checked against your own plan set, send the drawings through our concrete estimating services and we will return the takeoff organized by CSI division.
It changes both the method and the schedule. Excavation below the water table usually needs dewatering, and the cost is better carried as pump-days tied to the excavation duration than as a lump sum. Muck and unsuitable material is measured in place, then converted with a bulking factor for haul-off, because the truck count is what you actually pay for. If your bid shows a single earthwork number with no dewatering or disposal lines, that is the first place to look for a gap.
Beyond the field area in squares, you should see hip and ridge in linear feet, valley flashing, drip edge, eave closure, and the secondary water barrier measured across the full deck rather than only at the eaves. Fastener schedules and cap sheet attachment are separate lines. Because wind provisions and product approvals change with the adopted code edition, confirm the required assembly with the local building department and the product approval before you lock the scope.
Yes. We price from ZIP-code-adjusted material and labor data rather than a statewide average, because Broward County concrete, lumber, and roofing costs do not track the rest of Florida evenly. The takeoff is organized by CSI MasterFormat division, so your supplier and subcontractor quotes can be checked line against line instead of against a single bottom number.
Most projects return in 24 to 48 hours, and rush turnaround is available when your bid date is tight. Deliverables come as Excel and PDF, organized by CSI MasterFormat division, with marked-up plan sets so you can see exactly which sheets each quantity came from. If you need the takeoff split by trade for subcontractor solicitation, tell us when you send the plans.
The residential permit figures come from the U.S. Census Bureau Building Permits Survey, and they count new privately-owned residential units permitted by the city itself. They do not include commercial permits, additions, or renovations, so they understate total construction activity in Hollywood. Use them as a direction-of-travel indicator for residential volume, not as a full measure of the local market.
The 2025 survey year shows 22 new privately-owned residential units permitted in Hollywood, all single-family, down from 27 the prior year. Permitted value was about $22M, averaging roughly $1,000,400 per unit. That is a small, high-value-per-unit residential pipeline, which is consistent with infill and replacement construction rather than large subdivision work. Statewide, Florida permitted 38,215 units in the same period.
We work in Bluebeam Revu and PlanSwift, and price from RSMeans data adjusted to the project ZIP code. Deliverables are Excel and PDF, organized by CSI MasterFormat division, with marked-up plan sets showing what was measured. That structure lets you drop our quantities straight into your own estimate or bid form without re-keying, and it makes it obvious which drawing revision each line came from.
Yes. Coastal multifamily and resort work adds scope that single-family takeoffs do not carry: podium or garage decks, waterproofing at balconies and planters, elevator and MEP risers, and wind-borne debris protection at glazing. Those items sit in different CSI divisions and need to be measured separately. Our multi-family estimating services cover that structure, and we coordinate the MEP scope through our MEP estimating services so nothing falls between trades.
Yes. We estimate throughout Broward and the surrounding region, including Fort Lauderdale, Pembroke Pines, Miramar, and Coral Springs, as well as Gainesville and Tallahassee. Rates are adjusted by ZIP code, so a takeoff for a Hollywood address is not priced with the same material and labor assumptions as one in a different market. Start from our Florida construction estimating services page if you want the statewide picture.
Send the complete plan set, the specification book or project manual, any addenda or revisions, and the bid date. If you have a preferred unit of measure or a bid form you need the quantities mapped to, include it. We also ask for the site address so we can apply the correct ZIP-code-adjusted pricing. Missing sheets and superseded revisions are the most common cause of a delay, so check the set before you upload it.
Upload your plan set and bid date, and we will return a division-organized takeoff in 24 to 48 hours.
