Multifamily takeoffs
Unit-mix matrices, typical-floor duplication and separate pricing for corridors, amenity and podium areas on Herndon apartment and mixed-use projects.
SF · EA · unitWe prepare quantity takeoffs and construction estimates for Herndon, VA contractors, developers and owners — organized by CSI MasterFormat division, priced with ZIP-adjusted material and labor data, and returned in 24–48 hours for most projects.
Herndon sits in Fairfax County inside Northern Virginia's data-center corridor, so estimating here turns on three things: mid-rise multifamily and podium scopes, heavy sitework and utility relocation on tight infill lots, and long-lead electrical and mechanical equipment. Fairfax County plan review, Virginia stormwater rules and ZIP-adjusted pricing drive the numbers.
Herndon is a small city inside a very large construction market. Fairfax County permitting, the Route 28 and Dulles Toll Road corridors, and the data-center buildout along the Dulles loop mean the plans you bid here are usually mixed-use, multifamily or tenant fit-out work — not simple single-family. Our takeoffs follow the drawings: foundation and slab-on-grade, structural steel and cold-formed framing, MEP rough-in, exterior envelope, and sitework with utility ties.
Every estimate is organized by CSI MasterFormat division with a marked-up plan set, so your superintendent can trace each quantity back to the sheet and detail it came from. We price with ZIP-code-adjusted material and labor data, which matters when your Herndon project competes for the same crews as jobs in Reston, Sterling and Tysons. If you bid across the region, our Virginia construction estimating coverage and the nearby Fairfax and Chesterfield pages show how we handle multiple jurisdictions.
For bidders. You get a division-by-division takeoff with waste factors, unit costs and a marked-up plan set before the bid date, so you can adjust labor and markup instead of rebuilding quantities from scratch.
For builders. You get quantities you can buy from: concrete by CY, framing by LF and sheet count, drywall by SF, MEP by fixture and run length, plus a scope list you can hand to subs for leveling.
For owners. You get a budget organized by CSI division with clear assumptions, useful for comparing contractor bids, checking change-order pricing and confirming a pro forma before you commit to a site plan.

399 new housing units in 2025 (+259.5% vs 2024).
0 single-family · 399 multifamily (100%).
Herndon issued 399 new privately-owned residential units in 2025, up from 111 in 2024 — a 259% increase — and every one of those units was multifamily. Single-family permits were zero. That is a 100% multifamily share, with a permitted value of $15M, or $37,600 per unit, which points to units permitted at a stage where sitework, foundations and shell are the bulk of the reported value. For a bidder this means your Herndon pipeline is mid-rise and garden-style apartment work, not subdivision lots. Takeoffs need unit-mix matrices, typical-floor duplication, and separate pricing for amenity and podium areas. The city ranked 8th of 25 covered Virginia cities by units and accounted for 3.9% of the 10,138 covered state units. If you also work outside the city limits, see our Fredericksburg and Winchester coverage.
Herndon sits in Fairfax County, where the cost of a project is set less by the building than by what surrounds it. Tight infill lots mean shoring, excavation haul-off and utility relocation; the data-center corridor along Route 28 and the Dulles loop keeps electrical gear, switchgear and mechanical equipment on long lead times, so escalation and buyout timing belong in the estimate. Virginia stormwater and erosion-control requirements add sediment basins, temporary controls and inspection line items that many out-of-area bidders miss. Winter concrete placement and summer humidity affect cure schedules and interior finish sequencing. Confirm the adopted code edition and inspection sequence with the Fairfax County building department before you lock a schedule. Our multi-family estimating services and MEP estimating services are built for this mix.
We take off the trades that dominate Herndon and Fairfax County work — multifamily shell, sitework, foundations, framing, MEP and envelope — and price them with ZIP-adjusted data.

Herndon permitted 399 new privately-owned residential units in 2025, all multifamily, so your pro forma turns on unit-mix takeoffs, parking ratios and Type III or V framing quantities rather than single-family lot costs.
Route 28 and the Dulles corridor generate office, lab and retail tenant work where demolition, partition layout and MEP tie-ins drive cost; you need existing-condition quantities and a scope list your subs can price.
Concrete, framing, drywall and MEP subs bidding Herndon jobs need LF, SF, CY and fixture counts pulled from the same sheets the GC priced, so your number can be leveled line by line.
Early budgets for Herndon infill and redevelopment sites need CSI-organized assumptions you can check against contractor bids and change-order pricing before the site plan is committed.
The Dulles loop buildout brings equipment pads, structural steel, electrical rooms and heavy MEP scopes; takeoffs here must separate base building from tenant infrastructure so neither side absorbs the other's cost.
We estimate from the drawings, so coverage is by jurisdiction and plan set rather than by office location. These are the Herndon neighborhoods and nearby towns where we regularly price work.
Permit activity here is almost entirely multifamily, with commercial and industrial work following the Dulles corridor. We price the property types that match that mix.

Herndon sits inside Fairfax County, where permitting, soils and site constraints vary block by block. These are the drivers that move a number here.
Plans are reviewed by Fairfax County, and the adopted editions of the IBC, IRC, IECC and Virginia Uniform Statewide Building Code change what you must build and document. Site plans, stormwater and Chesapeake Bay preservation requirements can add civil scope before a building permit is even issued. Confirm the current adopted editions and submittal requirements with the county building department before you price, because review comments can change wall assemblies, insulation values and MEP sizing.
Fairfax County · IBC/IRC/IECC · Virginia USBCMuch of the Herndon area sits on Piedmont residual soils and weathered rock, with localized fill from older development. That drives footing depth, undercut and backfill quantities, and sometimes deeper foundations or rock excavation than the geotechnical report assumes. On infill lots, old utility trenches and undocumented fill can turn a slab-on-grade package into over-excavation and engineered fill. Price from the geotech report and note the assumed bearing elevation on your takeoff.
Piedmont residual soils · weathered rock · undocumented fillFreeze-thaw cycles drive frost depth for footings, exterior slab edges and utility bury depth, while summer humidity affects curing, sealants and moisture control in occupied buildings. Northern Virginia stormwater rules push bioretention, underground detention and impervious-area limits into the site package, and those items carry their own excavation, pipe and stone quantities. Snow and ice in winter also affect schedule and temporary heat, which shows up in general conditions.
frost depth · bioretention · underground detentionHerndon competes for the same concrete, steel, framing and MEP crews as Reston, Sterling and Tysons, so labor rates and shift availability move with the Dulles corridor workload. Projects with federal funding or certain public components may carry Davis-Bacon or Virginia prevailing wage requirements, which change the labor column entirely. Tell us if the job is prevailing wage, union or open shop, and whether work is day or night shift, before we price.
Davis-Bacon · Virginia prevailing wage · open shopHerndon lots near the W&OD Trail, older commercial parcels and the Dulles corridor often have constrained staging, shared access and existing storm systems at capacity. Land disturbance thresholds trigger erosion and sediment control plans, and Chesapeake Bay preservation rules can limit clearing and require buffers. Those constraints add temporary roads, silt fence, inlet protection and sometimes off-site utility work that a plan-only takeoff will miss.
W&OD Trail · erosion and sediment control · Chesapeake Bay preservationMost material arrives by truck from Northern Virginia suppliers and distributors, so delivery windows, laydown space and crane or pump access affect the labor and equipment lines. Virginia sales and use tax applies to materials, and how you buy — delivered, installed or owner-furnished — changes who carries it in the bid. Note the sales tax treatment and any owner-furnished equipment on the estimate assumptions so the number is comparable.
Virginia sales and use tax · owner-furnished equipment · delivery windowsHerndon sits in Fairfax County, where the 2025 permit picture was almost entirely multifamily — 399 new privately-owned residential units, all multifamily, per the U.S. Census Bureau Building Permits Survey. That mix changes what a takeoff has to carry.
Fairfax County reviews stormwater management and erosion control closely, so a Herndon sitework takeoff should carry separate line items for sediment basin excavation, temporary construction entrance stone, and inlet protection — not one lump 'SWPPP' allowance. Piedmont residual soils here often include clay-rich horizons that do not perk or compact like the sandy coastal plain, so undercut and borrow quantities need a real depth assumption. For data-center-adjacent sites in the Dulles corridor, duct bank and manhole runs price separately from building work. Our sitework estimating services break clearing, cut/fill, and utility trenching into their own CSI divisions so the general contractor can bond and schedule each scope correctly.
Wood-framed multifamily over a podium is the dominant Herndon type. The takeoff has to break floor joists, rim board, headers, and sheathing by floor because plate heights and spans change at each level, and a single average board-foot figure hides the difference. Mid-Atlantic wind and rain exposure means housewrap, flashing, and WRB details should be counted by linear foot at openings, not as an allowance. Roofing over these buildings is usually low-slope membrane on the podium and steep-slope shingle or synthetic on the residential roofs, which are two different trades. See our framing estimating services and roofing estimating services for how we split those scopes.
Herndon projects run in a tight labor market, so general conditions should be priced by duration, not as a percentage. That means a real schedule assumption for temporary power, hoisting, and supervision months. On the finishes side, unit turnover packages (paint, flooring, cabinets, countertops) are best taken off by unit type and multiplied by count, with a separate line for common-area and amenity finishes. Virginia sales and use tax on materials applies to the contractor as the user, so confirm how your purchasing entity handles it. Our commercial estimating services and multi-family estimating services both build the GC line items this way.
Multifamily podium and wrap construction drives most of the concrete volume in Herndon. A takeoff needs to separate slab-on-grade, elevated decks, and post-tensioned or conventionally reinforced podium slabs, because formwork and reinforcing unit costs differ sharply between them. Footings on Piedmont clay typically require deeper bearing elevations than the drawings suggest, so we price footing excavation by volume with a stated over-excavation allowance. Waterproofing and drainage board at below-grade walls belong in Division 07, not buried in the concrete line. Our concrete estimating services and foundation estimating services are set up to carry these as distinct items with their own waste factors.
Herndon multifamily work is typically split-system or VRF with rooftop or podium-level equipment, and the MEP takeoff has to count refrigerant piping by diameter and length, condensate routing, and equipment pads separately. Electrical includes house panels, meter stacks, and corridor lighting on emergency circuits — the emergency branch is a different pricing tier than the normal branch. Plumbing stacks and venting through a wood-frame building need penetration counts, not just fixture counts, because firestopping and blocking are real labor. Our MEP estimating services produce a division-by-division breakdown you can hand to each subcontractor without re-cutting the scope.
Quick check for a single element. For a full drawing set, send the plans and we measure everything, including the items calculators miss.
Typical waste: 3–5% for slabs, 5–10% for footings and walls. Truck count assumes 10 CY loads; confirm load size with your ready-mix supplier.

This example sizes the podium slab concrete for a wood-framed Herndon multifamily building. The dimensions are illustrative; your drawings will govern. We assume a 120 ft by 80 ft podium footprint with an 8 in. slab and a 2 ft by 2 ft thickened edge beam around the perimeter.
Step 1 — Slab area. 120 ft × 80 ft = 9,600 SF.
Step 2 — Slab volume. 9,600 SF × (8 in. ÷ 12) = 6,400 CF.
Step 3 — Perimeter beam volume. Perimeter = 2 × (120 + 80) = 400 LF. Beam volume = 400 LF × 2 ft × 2 ft = 1,600 CF.
Step 4 — Combined volume. 6,400 + 1,600 = 8,000 CF.
Step 5 — Convert to cubic yards. 8,000 ÷ 27 = 296.3 CY.
Step 6 — Apply waste. Typical waste for slab-on-grade concrete is 5 percent; for elevated work we use 7 percent. Use 7 percent here: 296.3 × 1.07 = 317.0 CY.
| Step | Calculation | Result | Unit |
|---|---|---|---|
| Slab area | 120 × 80 | 9,600 | SF |
| Slab volume | 9,600 × 0.667 | 6,400 | CF |
| Beam volume | 400 × 2 × 2 | 1,600 | CF |
| Total volume | 6,400 + 1,600 | 8,000 | CF |
| Cubic yards | 8,000 ÷ 27 | 296.3 | CY |
| With 7% waste | 296.3 × 1.07 | 317.0 | CY |
At that point you would add reinforcing, formwork, vapor barrier, and finishing as separate lines, because each carries its own labor unit and waste. For a full division-by-division build on a project like this, see our Virginia construction estimating services overview or send the drawings to our concrete estimating services team.
The permit figures come from the U.S. Census Bureau Building Permits Survey for 2025. They count new privately-owned residential units permitted by the city itself, not total construction value and not commercial work. In 2025 Herndon issued permits for 399 units, all multifamily, up from 111 units in 2024. That is a 259 percent change year over year. Use these numbers as a demand signal, not as a cost basis for your bid.
For a wood-framed building over a podium, we take off sitework and utilities, concrete and foundations, structural steel, wood framing by floor, envelope and roofing, MEP rough-in, interior finishes by unit type, and general conditions. Each scope lands in its own CSI MasterFormat division so your subcontractors can price directly from the sheet. We deliver Excel and PDF with marked-up plan sets, usually in 24 to 48 hours.
Yes. We use ZIP-code-adjusted material and labor pricing built on RSMeans data, so the rates reflect Northern Virginia conditions rather than a national average. That matters for trades where local labor is tight, such as electrical and drywall. If your project is subject to a prevailing wage determination, tell us at intake and we will price the labor component accordingly.
Fairfax County adopts the Virginia Uniform Statewide Building Code, which references the IBC, IRC, IECC, and NEC with Virginia amendments. The adopted edition and any local amendments change details like energy envelope values, fire separation, and stormwater requirements, and those details change quantities. We estimate to the code edition shown on your permit drawings. Confirm the currently adopted edition with the Fairfax County building department before you finalize your bid.
Most projects come back in 24 to 48 hours. Larger multifamily or phased work takes longer because we take off each floor and each unit type separately. Rush turnaround is available if you have a bid date closing. Tell us the due date and the drawing set you have at intake, and we will confirm the schedule before we start.
Yes, and for multifamily work you should ask for it. We take off a representative unit of each type — studio, one-bedroom, two-bedroom — then multiply by the unit count from the plan. Common areas, corridors, and amenity spaces are taken off separately. That structure lets you compare your per-unit cost against your pro forma and catch a bad unit mix before you commit.
Yes. We work across the region, including Fairfax, Fredericksburg, Winchester, Staunton, Salem, and Chesterfield. Each city has its own permitting office, fee schedule, and inspection sequence, so we adjust general conditions and inspection line items by jurisdiction. If your project spans more than one locality, tell us and we will keep the scopes separate.
Send the architectural, structural, civil, and MEP drawing sets in PDF, plus any specifications and addenda. If you have a scope narrative or a subcontractor bid form you want us to match, include it. We mark up the plan set as we count so you can trace every quantity back to the sheet. Missing sheets are the most common cause of a delayed estimate.
We apply waste by material and by installation method, not one blanket percentage. Typical ranges are 5 to 10 percent for concrete, 5 to 10 percent for framing lumber depending on cut complexity, and 10 to 15 percent for roofing membrane and shingles. Tile and flooring waste runs higher on diagonal layouts. The waste assumption is shown on the takeoff so you can adjust it if your supplier's packaging changes.
Yes. Industrial and mission-critical support buildings need a different takeoff than residential work — heavier structural steel, more conduit and grounding, and often redundant mechanical. We price those scopes from the drawings with separate divisions for structural, electrical, and mechanical. See our industrial estimating services for how we structure that work, or send the set for a quote.
Upload your drawings and we will return a CSI-organized takeoff in Excel and PDF, usually within 24 to 48 hours.
