Worked example: roofing replacement for a Norristown rowhouse

This example prices a tear-off and replacement of an asphalt shingle roof on a typical two-story Norristown rowhouse. Dimensions are illustrative and should be replaced with field measurements before you bid.

Add ice barrier along eaves and valleys at 3 ft width. For the 34 ft eave and two 16 ft rakes, that is 34 + 16 + 16 = 66 LF, and 66 LF × 3 ft = 198 SF of ice barrier.

Step 4 — Flashing and tear-off. Carry step flashing at sidewalls by linear foot, counterflashing into masonry by linear foot, and pipe boots by count. Tear-off equals the sloped area, 785 SF, plus disposal. For a party-wall rowhouse, add counterflashing along the shared wall even if the neighbor's roof is not being replaced.
