What makes construction estimating in Dunwoody, GA different?

Dunwoody's pricing is driven by DeKalb County permitting and inspection scheduling, steep and wooded lot conditions that increase sitework and retaining quantities, high-value single-family infill where finish scope dominates cost, older housing stock with unknown existing conditions, and metro Atlanta material and labor pricing adjusted to local ZIP codes.

  • Dunwoody permitted 14 new housing units in 2025, #25 among the Georgia cities we cover.
  • About 0% were in multifamily buildings; 100% were single-family.
  • Permit volume was up 17% compared with 2024.

Dunwoody sits in DeKalb County, surrounded by Sandy Springs, Brookhaven, Chamblee and Peachtree Corners, and its building pattern is mostly infill. The city issued 14 new privately-owned residential units in 2025, all single-family, at a permitted value of about $9M — an average of roughly $663,200 per unit. That is not a volume market. It is a market where one wrong line item on a custom home or a small commercial fit-out moves more money than a whole subdivision would elsewhere in the state.

We build estimates for that reality: division-by-division takeoffs in Excel and PDF with marked-up plan sets, priced with ZIP-code-adjusted material and labor using RSMeans data, Bluebeam Revu and PlanSwift. Typical turnaround is 24–48 hours. If you are bidding a teardown-and-rebuild on a wooded lot, the sitework and foundation sections carry the risk, so we quantify clearing, undercut, retaining and footing concrete before anything else. See our Georgia construction estimating coverage for how we handle the rest of the metro, and start with a residential estimate request if your project is a single custom home.

A low-volume, high-value permit market

Dunwoody issued 14 new privately-owned residential units in 2025, up from 12 in 2024 — about a 17% increase, but still 0.1% of the 13,037 units permitted across the state cities we cover, ranking 25th of 25 by unit count. Every one of those units was single-family, with no multifamily permits. For a bidder, that means fewer bidders chasing fewer jobs, but also that each job is large: $9M permitted value across 14 units works out to roughly $663,200 per unit. Estimating effort belongs in the finish schedule, the structural package and the sitework, not in repetition. Compare this with higher-volume markets such as Marietta or Newnan, where unit counts spread risk differently.

Infill, teardown and commercial fit-out scope

Most Dunwoody work is replacement housing on existing lots plus commercial renovation along the Perimeter and Chamblee-Dunwoody corridors. Both types hide cost in demolition, temporary protection and existing-condition repair — line items that never appear on a new-build estimate. Steep, wooded lots push up clearing, erosion control, retaining wall and foundation quantities, while older structures add hazardous-materials testing and selective demolition. On the commercial side, tenant fit-out estimates live or die on MEP and fire protection: ductwork, sprinkler head counts, electrical panel capacity and rooftop unit sizing. Our MEP estimating and sitework estimating teams price those divisions separately so you can see the exposure. Confirm the adopted code edition and inspection sequence with the city or DeKalb County building department before you lock a schedule.

Who we provide estimates for

Who we estimate for in Dunwoody

Custom home builders

Dunwoody's 2025 permits were all single-family, averaging about $663,200 each. You need a takeoff that holds up on high-spec finishes, steep lots and teardown sitework before you sign a fixed price.

General contractors

You bid infill teardowns and small commercial fit-outs in DeKalb County where a single missed retaining wall or undercut line eats the margin. We return division-coded quantities you can defend at buyout.

Remodelers and additions

Dunwoody's older housing stock drives second-story additions, kitchen expansions and full gut renovations. We quantify selective demolition, temporary protection and MEP tie-ins that remodel bids routinely undercount.

Subcontractors

Concrete, framing and roofing crews bidding Dunwoody work need CY, LF and square counts from marked-up plans, not a lump sum from the GC. We give you the takeoff behind your scope.

Developers

Small infill parcels near Dunwoody Village and Perimeter Center need a pro forma before land close. We price sitework, foundation and shell so your feasibility number is tied to drawings, not rules of thumb.

Owners and architects

You want a budget check on a design before it goes to bid. We list assumptions and exclusions line by line so you can compare our estimate against contractor proposals on the same scope.

Property types

Types of Dunwoody properties we estimate

Dunwoody's 2025 permit mix was 14 single-family units and no multifamily, so the work here is custom homes, teardowns and small commercial — not subdivisions. Each type has its own takeoff sequence.

Custom single-family homes

High-spec infill homes on wooded or sloped lots. We take off excavation, undercut, footings, stem walls, framing, roofing, MEP rough-in and finishes by division, with allowances listed separately from measured quantities.

Watch for: Undercut volume, retaining walls, deep footings, finish allowances

Teardown rebuilds

Older Dunwoody houses replaced on the same parcel. Demolition, utility disconnects, tree protection and re-grading often exceed the shell cost on these jobs, so we quantify them before the framing takeoff.

Watch for: Demolition disposal, utility caps, tree save areas, re-grading

Additions and major remodels

Second-story additions, primary-suite expansions and full gut renovations. We measure selective demolition, temporary weather protection, structural tie-ins and MEP extensions that remodel bids routinely miss.

Watch for: Selective demo, temporary protection, structural tie-ins, MEP extensions

Small commercial fit-outs

Tenant improvements and shell build-outs along the Perimeter Center and Ashford Dunwoody corridors. We take off partitions, ceilings, storefront, HVAC distribution, electrical devices and fire protection by CSI division.

Watch for: Storefront, ceiling heights, HVAC distribution, sprinkler modifications

Light industrial and warehouse

Small warehouse and service buildings near the Chamblee and Peachtree Corners edges. Slab-on-grade, tilt or masonry walls, joist-and-deck roof and dock equipment drive the estimate on these shells.

Watch for: Slab thickness, dock equipment, joist and deck, wall panels

Accessory structures

Detached garages, pool houses, covered outdoor rooms and retaining walls on residential lots. Small scope, but the sitework and concrete sections carry most of the risk and most of the cost.

Watch for: Footing depth, retaining walls, drainage, utility runs

Local factors

What changes a construction estimate in Dunwoody

Two Dunwoody estimates for the same square footage can land far apart. These are the drivers we check before we price a line.

Permitting and code review

Dunwoody issues its own permits, and DeKalb County and state requirements apply on top. Plan review comments on stormwater, tree preservation and setbacks can force design changes after your first number is set. We price to the drawings you send and flag where a revision will move quantities. Confirm the adopted code edition and any local amendments with the Dunwoody building department before you bid.

Soils and foundation depth

Much of Dunwoody sits on Piedmont soils with clay and weathered rock, and wooded lots often hide fill from earlier grading. Footings may need to go deeper than a standard detail shows, and undercut-and-replace is common on teardown sites. We quantify footing concrete, rebar and backfill from the geotechnical report when one is available, and list it as an assumption when it is not.

Piedmont clay soils · geotechnical report · undercut and backfill

Stormwater and drainage

Infill lots in Dunwoody leave little room for surface drainage, and local stormwater rules can require detention, silt fence and permanent water-quality structures. These items sit in Division 31 and 33 and are easy to leave out of a residential bid. We take off pipe runs, structures, riprap and erosion control separately so the site package is visible.

Detention requirements · erosion control · Division 31 and 33

Tree protection and land disturbance

Dunwoody enforces tree preservation on residential lots, which affects where you can grade, park and stage. A tree save area can push the building pad, lengthen utility runs and add hand excavation. We note the limits of disturbance shown on the plans and price work inside them, rather than assuming open-site conditions.

Tree save areas · limits of disturbance · hand excavation

Labor and trade availability

Dunwoody is a small-permit, high-value market, so crews are shared with Sandy Springs, Brookhaven and the rest of metro Atlanta. Finish trades and specialty subcontractors are the tightest, and their pricing reflects travel and schedule. Our labor rates are ZIP-code adjusted for the Dunwoody area rather than pulled from a national average.

Materials and logistics

Infill sites on Dunwoody's residential streets limit truck access, staging and crane placement. Deliveries may need flaggers, shorter trucks or off-site staging, and disposal of demolition debris adds haul cost. We carry these as separate line items in the general conditions and sitework sections instead of burying them in a unit price.

How Dunwoody conditions show up in a takeoff, trade by trade

Dunwoody sits in DeKalb County, where red clay soils, mature tree canopy, and tight residential lots shape what the takeoff actually contains. Here is how each trade's quantities change when the plan set is priced for this city.

Sitework and erosion control

Dunwoody lots in neighborhoods like Brooke Farm and Wynterhall are heavily wooded, so a sitework takeoff here carries more than clearing and grubbing. You price tree protection fencing by linear foot around every save tree, silt fence and inlet protection by the linear foot of disturbance perimeter, and construction entrance stone by the ton. DeKalb County enforces a state-issued land disturbance permit and a local soil erosion and sedimentation control plan, so the takeoff needs the GPSCE and the inspection schedule line items. Cut and fill is usually balanced on tight lots, which means you carry haul-off only for unsuitable red clay. Confirm the adopted ordinance with the Dunwoody Community Development department. See our sitework estimating services for the full division breakdown.

Framing and carpentry

Dunwoody's housing stock is mostly 1970s through 2000s two-story traditional and brick-veneer, and renovations dominate over new construction. That changes the framing takeoff. You are measuring wall area by the square foot of elevation, deducting openings over 10 square feet, and adding blocking for cabinets, grab bars, and TV mounts that a new-build template would not carry. Floor joists are priced by the linear foot with rim board, bridging, and subfloor sheathing by the sheet. For additions, you also carry temporary shoring and header replacements by the linear foot. Our framing estimating services team formats the takeoff by wall type and floor level. Confirm the adopted IRC edition and any local amendment with the building department before you lock the lumber list.

MEP and interior finishes

Dunwoody's mix of older homes and new infill means MEP takeoffs often include replacement rather than new work. You price supply and drain lines by the linear foot, fixtures by the count, and panel upgrades by the ampere rating. For HVAC, you measure duct by the linear foot and equipment by the ton, with manual J load calculations as a separate line. Interior finishes are measured by the square foot of floor, wall, and ceiling area, with allowances for tile, trim, and paint. Our MEP estimating services and residential estimating services teams both format these divisions by CSI MasterFormat. Confirm the adopted NEC, IPC, and IECC editions with the local building department before you finalize the scope.

Concrete and foundations

The Piedmont red clay under most of Dunwoody drains slowly and holds moisture, so foundation takeoffs here often include a vapor barrier under slab, perimeter drain tile, and a granular base thicker than a generic Georgia template would show. For a typical two-story residence, you are pricing continuous footings by the linear foot, stem walls by the square foot of face area, slab-on-grade by the square foot at 4 inches, and rebar by the pound at #4 at 16 inches on center each way. Driveway and walkway flatwork is measured separately because the finish spec differs. Our concrete estimating services page shows how we format these divisions. Verify footing depth and any engineered fill requirement with the geotechnical report before you finalize quantities.

Roofing and water management

Dunwoody sees summer afternoon thunderstorms and occasional hail, so roof takeoffs here price architectural shingles by the square, underlayment by the square, and ice and water shield by the linear foot at valleys, eaves, and penetrations. Steep-slope two-story roofs common in Dunwoody drive up ridge, hip, and valley linear footage, and those are the quantities that get missed. You also carry ridge vent by the linear foot, step flashing by the piece, and drip edge by the linear foot of eave and rake. For tear-off, add disposal by the square and dumpster count. Our roofing estimating services page covers how we handle steep-slope and low-slope assemblies. Confirm the adopted building code edition with the local building department for any re-roof permit.

Scope gaps we see on Dunwoody bids

  • Tree protection fencing and arborist monitoring are left out of sitework, then added as a change order after the first inspection.
  • Vapor barrier and perimeter drain tile are omitted from slab-on-grade because the template assumes a drier subgrade than Dunwoody red clay.
  • Steep-slope waste factor is priced at 10 percent when the hip and valley count on a Dunwoody two-story actually needs 15 percent.
  • Temporary shoring and header replacement for a second-story addition are not carried in the framing division.
  • Panel upgrade and service relocation are missing from the electrical scope on older Dunwoody homes.
  • Dumpster count and disposal are excluded from both roofing tear-off and interior demolition scopes.

Worked example: roof shingle takeoff for a Dunwoody two-story residence

This example uses illustrative dimensions for a 2,600 SF two-story Dunwoody home with a 12:12 gable roof and a 2-foot overhang. The arithmetic shows how we move from plan dimensions to order quantities.

StepCalculationResult
Footprint area40 ft x 32 ft1,280 SF
Roof plan area1,280 SF x 1.414 (12:12 pitch factor)1,810 SF
Overhang addition(40 + 32) x 2 ft x 1.414204 SF
Total roof area1,810 + 2042,014 SF
Convert to squares2,014 / 10020.14 SQ
Waste factor20.14 x 1.1523.16 SQ
Order quantityRound up to full square24 SQ

The pitch factor of 1.414 is the secant of a 45-degree slope, which is what a 12:12 roof produces. Overhang is measured as the perimeter of the footprint times the overhang width times the same pitch factor, because the overhang follows the roof plane, not the wall plane. Waste at 15 percent is typical for a roof with hips and valleys; a simple gable might run 10 percent.

Once you have the square count, the rest of the roofing division falls out. Underlayment is priced at the same 24 squares. Ice and water shield is measured by the linear foot of eave, valley, and penetration; for this house, that is roughly 144 LF of eave plus 40 LF of valley, so about 184 LF at 36-inch width. Ridge vent is the ridge length, about 45 LF. Drip edge is eave plus rake, about 144 LF plus 96 LF, or 240 LF. Step flashing is counted by the piece at each wall intersection.

For a Dunwoody re-roof, you also carry tear-off of the existing shingles by the square, underlayment removal by the square, and disposal by the dumpster load. If the decking is older than 20 years, add a line for sheathing replacement by the sheet, and inspect for soft spots before you finalize the order. Confirm the adopted building code edition with the local building department before you pull the permit, because re-roof requirements vary by jurisdiction. Our roofing estimating services team can format this division for your bid.

FAQ

Dunwoody construction estimating questions

What does a Dunwoody construction estimate cost?

We price per project based on the square footage, the number of divisions, and the turnaround you need. Most Dunwoody residential and light commercial estimates fall into a standard tier, and rush service is available when your bid deadline is tight. Send your plans and we will confirm the fee and the delivery date before we start. There is no charge for the initial review of your plan set. For a typical 2,600 SF residence, the fee covers a full takeoff by CSI MasterFormat division with marked-up plan sets.

How fast can you turn around a Dunwoody estimate?

Most projects are delivered in 24 to 48 hours. That covers a full takeoff organized by CSI MasterFormat division, with marked-up plan sets in PDF and a working Excel file. If you need it faster, ask for rush service and we will confirm whether your project fits the schedule. Larger commercial and industrial packages may need additional time, which we will tell you up front. For a standard Dunwoody two-story residence, the 24–48 hour window is typical.

Do you handle DeKalb County permit requirements in the estimate?

We include permit-related line items in the takeoff where they affect cost, such as erosion control, tree protection, and inspection coordination. We do not pull permits or act as your agent with the county. You should confirm the adopted code edition, the land disturbance thresholds, and the inspection sequence with the Dunwoody Community Development department and DeKalb County before you file. We can provide a permit checklist as part of the estimate package.

What file formats do you deliver?

We deliver Excel workbooks and PDF reports, organized by CSI MasterFormat division. Each estimate includes a marked-up plan set so you can trace every quantity back to the sheet it came from. If your team uses a specific estimating platform, tell us at kickoff and we will match the column structure. We use Bluebeam Revu, PlanSwift, and RSMeans data on the production side. The Excel file includes formulas so you can adjust quantities and see updated totals.

Where does the Dunwoody permit data on this page come from?

The permit figures come from the U.S. Census Bureau Building Permits Survey for 2025. The survey counts new privately-owned residential units permitted by the city itself, so it does not include commercial permits, additions, or renovations. Dunwoody issued 14 residential units in 2025, up from 12 in 2024, with a permitted value of $9 million and an average value of $663,200 per unit. These numbers help you gauge the local market, but they are not a substitute for your own due diligence.

Can you estimate a Dunwoody renovation instead of new construction?

Yes. Renovation takeoffs are a large share of our Dunwoody work because the city's housing stock is mostly 1970s through 2000s homes. We measure existing conditions from your plans and photos, carry demolition and disposal separately, and price new work by division. Temporary shoring, header replacements, and MEP relocations are common line items on these projects. For a typical kitchen and bath renovation, we include tile, cabinetry, and fixture allowances as separate lines.

Do you cover nearby cities in metro Atlanta?

We cover the metro Atlanta area, including Marietta construction estimating, Smyrna construction estimating, Peachtree Corners construction estimating, and Newnan construction estimating. We also serve Gainesville and Valdosta. The same ZIP-code-adjusted pricing basis applies across the region, so quantities and unit costs stay consistent when you compare bids across cities. If your project is in a city not listed, ask us and we will confirm coverage.

What information do you need to start a Dunwoody takeoff?

Send the architectural, structural, and MEP plan sets, the specifications, and any geotechnical or civil drawings you have. If the project is a renovation, include existing conditions and demolition plans. A scope narrative helps when the drawings are incomplete. Our get an estimate page has the upload form and the checklist we use at kickoff. We will review your files and confirm the scope and fee within one business day.

How do you handle red clay soil conditions in the foundation takeoff?

Red clay is the default assumption for Dunwoody, so we carry vapor barrier, perimeter drain tile, and a granular base under slab unless the geotechnical report says otherwise. If the report calls for engineered fill, piers, or a deeper footing, we price those as separate line items. We do not guess at bearing capacity; we take the numbers from the report and show them in the takeoff notes. For a typical 2,600 SF home, the vapor barrier line runs about 2,730 SF to account for laps.

Do you estimate commercial projects in Dunwoody?

Yes. We estimate commercial tenant improvements, retail, office, and light industrial work in Dunwoody and the surrounding Perimeter area. Commercial takeoffs are organized by CSI MasterFormat division and include the divisions that residential estimates do not, such as fire protection, conveying systems, and specialty finishes. Send the plan set and we will confirm the scope and turnaround. For a typical 5,000 SF tenant improvement, we include partitions, ceilings, HVAC, electrical, and fire sprinkler lines.
