Wind-borne debris regions and the Florida Building Code's exposure category drive nailing schedules, hold-downs and continuous load path hardware. Take off studs by linear feet per wall type, then convert to pieces with a waste factor; count straps, clips, anchor bolts and truss ties individually rather than as an allowance. For two-story homes, add a line for shear wall sheathing thickness and fastener spacing. Roof geometry matters here: hip roofs with multiple planes generate more ridge, valley and jack framing than a simple gable. Broward County permits require coordinated mechanical, electrical and plumbing drawings, and the takeoff has to match. Count plumbing fixtures by type, run DWV and water lines by linear feet with fitting allowances, and price HVAC by tonnage with ductwork by pound or linear foot. Electrical is device counts plus homerun lengths, not a lump sum. Interior finishes follow the same logic: drywall by square feet of wall and ceiling area, tile by square feet with a 10 percent waste, and paint by coat over measured area. This example prices the slab-on-grade concrete for a one-story home on a typical Plantation lot. Dimensions are illustrative and do not come from a specific project. The method is the same one our estimators use on every residential takeoff in Broward County.
Step 1 — Establish the slab area. The building footprint measures 62 ft by 48 ft, with a two-car garage of 22 ft by 22 ft. Main area = 62 × 48 = 2,976 SF. Garage = 22 × 22 = 484 SF. Total slab area = 3,460 SF.
Step 2 — Apply thickness. The slab is 4 in. thick over the main area and 6 in. thick at the garage and thickened edges. Convert inches to feet: 4 in. = 0.333 ft, 6 in. = 0.500 ft.
Step 3 — Compute volume. Main slab: 2,976 × 0.333 = 991 CF. Garage: 484 × 0.500 = 242 CF. Thickened edge: perimeter of 240 LF × 1.0 ft width × 1.0 ft depth = 240 CF. Total = 1,473 CF.
Step 4 — Convert to cubic yards and add waste. 1,473 ÷ 27 = 54.6 CY. Ready-mix waste typically runs 5–10 percent for slab work; at 7 percent the order quantity is 54.6 × 1.07 = 58.4 CY.
