What makes construction estimating in Pompano Beach different?

Pompano Beach pricing turns on Broward County soil conditions, high water table dewatering, coastal wind-borne debris code, impact glazing, and a multifamily-heavy permit mix. With 283 of 356 permitted units in multifamily, estimators must carry the right concrete, framing, MEP and roofing assemblies for mid-rise work rather than single-family templates.

  • Pompano Beach permitted 356 new housing units in 2025, #14 among the Florida cities we cover.
  • About 79% were in multifamily buildings; 21% were single-family.
  • Permit volume was up 13% compared with 2024.

Pompano Beach sits on the Broward County coast, where the ground is limestone and sand under a shallow water table, and the wind code drives glazing and roof attachments. That combination changes quantities: more dewatering, more auger-cast piles, more hold-down hardware, and impact-rated openings counted by unit. We build estimates around those realities instead of dropping in a generic template.

Our takeoffs are organized by CSI MasterFormat division, priced with ZIP-code-adjusted material and labor data, and returned in Excel and PDF with marked-up plan sets. We work from Bluebeam Revu, PlanSwift and RSMeans data, so a bidder can trace every quantity back to a sheet and a detail. Permit volume and what it means for your bid

Pompano Beach issued 356 new privately-owned residential units in 2025, up 13% from 314 in 2024, according to the U.S. Census Bureau Building Permits Survey. Multifamily accounted for 283 units, or 79% of the total, while single-family was 73 units. Permitted value was $40M, an average of $112,000 per unit. That average is a valuation figure, not a construction cost, but it tells you the mix is weighted toward apartment and townhouse work rather than detached houses. For bidders, that means your concrete, framing and MEP scopes need mid-rise assemblies. The city ranked 14 of 25 among the covered Florida cities by units and represented 0.9% of the 38,215 covered state total. See the statewide picture before you set your markup.

Coastal Broward County cost drivers

Every estimate in this city has to account for the Atlantic exposure. Wind-borne debris requirements push impact-rated windows and doors, and roof attachments are engineered for the local wind speed. The shallow water table and limestone make dewatering and pile foundations routine rather than occasional. Inland, the same project may need less dewatering but more fill and grading. Nearby markets behave differently: West Palm Beach carries a similar coastal profile, while Davie and Lakeland sit on different soil and wind exposures. Confirm the adopted code edition and any local amendments with the Pompano Beach building department before you price.

Who we provide estimates for

Who we run takeoffs for in Pompano Beach

General contractors

You are bidding Broward County work against a short list of local firms, and the number has to hold up through buyout. We return division-level quantities with waste factors in 24–48 hours.

Multifamily developers

With 283 of the 356 units permitted in 2025 in multifamily buildings, your pro forma turns on unit-level quantities. We take off typical floors, balconies and amenity decks so the per-unit cost is defensible.

Concrete and foundation subcontractors

Auger-cast piles, grade beams and slab-on-grade over limestone need rebar and concrete broken out by pour. Our [foundation estimating services](/foundation-estimating-services/) separate pile caps from structural slabs.

Framing and roofing trades

Wind-driven rain and high-velocity hurricane zones change fastening schedules and underlayment counts. We mark up roof plans by area and count clips, straps and attachment spacing from the drawings.

MEP contractors

Mid-rise and resort work here stacks plumbing risers and condensate lines through tight chases. Our [MEP estimating services](/mep-estimating-services/) count fixtures, pipe runs and duct by size from the plans.

Owners and architects

You need a budget check before design is frozen. We show the cost drivers — dewatering, impact glazing, roof attachment — so you can value-engineer with real quantities instead of allowances.

Property types

Types of Pompano Beach properties we estimate

The 2025 permit mix in Pompano Beach was 79% multifamily, with single-family making up the rest. We take off both, plus the commercial and industrial work that supports them.

Mid-rise multifamily

Typical floors repeat, so we take off one floor and multiply, then adjust for ground-floor amenity and parking levels. We count units, balconies, impact glazing and roof attachment hardware separately.

Watch for: Balcony railings, storefront, and unit-to-unit plumbing risers

Single-family homes

Infill lots and teardown rebuilds along the beach corridor. We take off slab, CMU or frame walls, truss package, roofing and impact openings by schedule, with waste factors for cut-and-fit work.

Watch for: Impact window schedules and roof-to-wall straps

Resort and hotel

Oceanfront properties need corrosion-resistant fasteners, elevated MEP chases and large amenity decks. We break out guest-room wet walls, corridor finishes and exterior envelope by elevation.

Watch for: Coastal corrosion allowances and deck waterproofing

Commercial retail and office

Small-bay retail, medical office and restaurant shells. We take off storefront, MEP rough-in, ceiling and finishes by tenant area, and flag landlord versus tenant scope splits.

Watch for: Tenant improvement allowances and grease/vent rough-in

Industrial and warehouse

Tilt-wall and pre-engineered metal buildings near the sample and distribution corridors. We count slab thickness, dock equipment, racking loads and fire protection by square foot.

Watch for: Slab flatness, dock levelers and NFPA 13 sprinkler coverage

Renovation and addition

Older Pompano Beach housing stock needs selective demolition, structural repair and code upgrades. We take off demolition by area, then new work separately so you can price phasing.

Watch for: Asbestos and lead abatement, and hidden structural repair

Local factors

What changes a construction estimate in Pompano Beach

Pompano Beach is not a generic Florida estimate. The water table, the wind code and the permit review path all move quantities before you ever price labor.

Code and permitting

Broward County enforces the Florida Building Code, including the High-Velocity Hurricane Zone provisions for wind-borne debris and product approval. That means impact-rated glazing, specific roof attachment schedules and inspection milestones that affect your schedule. Confirm the adopted code edition and local amendments with the Pompano Beach building department before you finalize a bid, because product approvals and NOAs must match the edition in force.

Florida Building Code · High-Velocity Hurricane Zone · Broward County

Soils and foundations

The ground here is limestone and sand with a shallow water table, often within a few feet of grade. Shallow spread footings may not work on every site, so auger-cast piles, grade beams and dewatering are common line items. We take off pile lengths from the geotechnical report, not from a default depth, and separate dewatering from general conditions.

Limestone · Shallow water table · Auger-cast piles · Dewatering

Climate and hazards

Wind-driven rain, salt air and hurricane exposure drive envelope quantities. Roofing systems need enhanced attachment, underlayment and flashing details; exterior metals need corrosion-resistant fasteners and coatings. We count roof attachment hardware by area and elevation, and carry separate allowances for coastal exposure on oceanfront blocks.

Wind-driven rain · Salt air · Hurricane exposure · Roof attachment

Labor market

South Florida labor is competitive, and crews move between Broward and Palm Beach county jobs. Productivity assumptions for concrete, framing and MEP should reflect travel and inspection wait times, not a national average. We price labor with ZIP-code-adjusted data and let you adjust crew mix in the Excel file so your bid matches how you actually build.

Broward County · Palm Beach County · ZIP-code-adjusted labor

Site and drainage

Flat lots and seasonal high groundwater make stormwater management a real cost, not an afterthought. Exfiltration trenches, swales, retention areas and sometimes pump stations appear in site plans. We take off sitework separately from the building so you can see how much of your number is underground before you commit to a hard bid.

Stormwater management · Exfiltration trenches · Retention areas · Sitework

Materials and logistics

Concrete, CMU and trusses move by truck from plants across Broward and Palm Beach counties, so delivery windows and laydown space affect your schedule. Impact glazing and roofing products have longer lead times than standard assemblies. We note long-lead items in the estimate and keep material pricing tied to the ZIP code so freight is not understated.

How Pompano Beach conditions show up in a takeoff, trade by trade

Broward County's coastal exposure, high water table and the city's multifamily-heavy permit mix change what you measure and how you price it. Below is how each trade's takeoff shifts when the job is in Pompano Beach rather than inland.

Sitework and drainage (Division 31)

Pompano Beach sits on flat, sandy coastal ground with a shallow water table, so sitework takeoffs carry more dewatering and more drainage than the same building would inland. We measure stripping by area, then muck excavation by the cubic yard from the geotech boring logs, and price dewatering as a separate line rather than burying it in the earthwork unit rate. Exfiltration trenches, French drains and swales are measured by linear foot, and we note the invert elevations so the pipe quantities match the plan. Because the city is largely built out, tight lots mean staging and spoils haul-off get their own lines. Send plans to our sitework team when the civil set is issued.

Framing and drywall (Divisions 06 and 09)

Wood-frame low-rise and light-gauge steel mid-rise both show up here, and the framing takeoff has to state which one. For wood, we count studs by linear foot and plate count, then joists and rafters by piece and length; for light-gauge, we measure by square foot of wall and convert to studs at the specified spacing. Sheathing, housewrap and flashing are measured by square foot of wall area, with openings deducted. Drywall is measured by square foot of finished surface, with Level 5 finish called out separately where specified. Our framing estimators return a piece-count takeoff you can hand straight to a lumber yard or a steel stud supplier.

MEP and fire protection (Divisions 21–28)

Multifamily work dominates the permit numbers here, so MEP takeoffs usually run per-unit plus a shared back-of-house scope. We count plumbing fixtures by type from the fixture schedule, then measure domestic water and sanitary piping by linear foot and diameter. HVAC is measured by tonnage and by linear foot of duct, with the equipment schedule driving the counts. Electrical is counted by device, fixture and panel, and fire protection is measured by sprinkler head count and pipe linear foot. Our MEP estimating service returns these as separate division tabs so your subs can bid directly from the sheet. Confirm the adopted code editions with the local building department.

Concrete and foundations (Divisions 03 and 31)

Most Pompano Beach work is slab-on-grade or elevated podium, and the difference drives the whole concrete takeoff. We quantify footings by cubic yard with formwork in square feet of contact area, slab by square foot at the specified thickness, and post-tension or conventionally reinforced elevated decks by square foot plus tendon or rebar tonnage. Flatwork is separated from structural concrete because the finish and curing requirements differ. Our foundation estimating group also prices pile caps, auger-cast piles and grade beams when the geotech report calls for deep foundations. Confirm the local threshold for special inspections with the building department before you finalize the concrete bid.

Roofing and waterproofing (Divisions 07 and 09)

Coastal Broward roofs take wind uplift and salt air, so roofing takeoffs here carry more fastening and more underlayment than the same square footage inland. We measure roof area by square (100 square feet), pitch-adjusted, then add ridge, hip, valley and eave lengths by linear foot for the trim and starter. Mechanically attached versus adhered membrane changes the fastener count, and we list them separately. For below-grade and balcony work, fluid-applied and sheet waterproofing are measured by square foot with termination and flashing details called out. Our roofing estimating team can price tile, metal, modified bitumen and TPO assemblies side by side.

Scope gaps we see on Pompano Beach bids

  • Dewatering and muck excavation left out of the earthwork scope, then added as a change order once the water table is hit.
  • Thresholds, balcony waterproofing and transition membranes omitted because they fall between the concrete and roofing packages.
  • Wind-uplift fastening and secondary waterproofing under roof tile not carried by either the roofing or framing sub.
  • Temporary power, temporary lighting and final cleaning dropped from the general conditions on tight coastal lots.
  • Coordination of fire sprinkler and duct routing in podium ceilings, with neither trade pricing the soffit changes.
  • Punch list, touch-up paint and hardware adjustment not assigned to any trade on multifamily turnover packages.

Worked example: elevated podium slab concrete for a Pompano Beach multifamily building

This walkthrough shows how a podium deck quantity moves from plan dimensions to a priced line. The dimensions are illustrative and are not taken from a specific project.

Step 1 — Measure the deck area. The elevated deck footprint is 160 ft by 115 ft. Gross area = 160 × 115 = 18,400 SF.

Step 2 — Deduct openings. Two stair openings at 12 ft × 20 ft each, plus one elevator shaft at 10 ft × 12 ft. Deduction = (2 × 240) + 120 = 600 SF. Net slab area = 18,400 − 600 = 17,800 SF.

Step 3 — Apply thickness. The structural drawings call for an 8 in. slab. Volume = 17,800 × (8 ÷ 12) = 11,867 CF.

Step 4 — Convert to cubic yards. 11,867 ÷ 27 = 439.5 CY.

Step 5 — Add waste and pump loss. Typical waste for elevated concrete runs 5 to 8 percent. At 5 percent: 439.5 × 1.05 = 461.5 CY.

Step 6 — Price and split. Multiply the 461.5 CY by your ZIP-code-adjusted ready-mix rate from RSMeans data, then carry formwork, reinforcing and pumping as separate lines so the bid is auditable.

Two things trip up Pompano Beach podium bids at this stage. First, the deck is usually poured over a post-tensioned or conventionally reinforced transfer structure, so the formwork and shoring square footage is larger than the slab area and must be measured separately. Second, coastal projects often require a higher cement content or a corrosion inhibitor in the mix, which changes the unit price without changing the quantity. Confirm the specified mix design before you lock the number. If you want this run against your own drawings, send them through our concrete estimating service and we will return the takeoff in Excel and PDF, organized by CSI division with the plan set marked up.

FAQ

Pompano Beach construction estimating questions

How much new residential construction is permitted in Pompano Beach?

According to the U.S. Census Bureau Building Permits Survey, the city issued permits for 356 new privately-owned residential units in 2025, up from 314 in 2024, a 13 percent increase. Of those, 73 were single-family and 283 were multifamily, so 79 percent of permitted units were multifamily. The permitted value was about $40 million, or roughly $112,000 per unit. These figures count new privately-owned residential units only, not commercial or renovation permits, so they understate total construction activity in the city.

What turnaround do you offer on a Pompano Beach takeoff?

Most projects return in 24 to 48 hours, and rush turnaround is available when you have a bid date inside that window. Turnaround depends on the completeness of the set, so send the full architectural, structural and MEP drawings plus any addenda in one package. If the set is issued in phases, tell us which sheets are still pending so we can flag the quantities that are likely to move. Deliverables come back in Excel and PDF, organized by CSI MasterFormat division, with the plan set marked up.

Where does the Pompano Beach permit data come from?

The unit counts and permitted value on this page come from the U.S. Census Bureau Building Permits Survey for 2025, with 2024 shown for comparison. The survey counts permits issued by the city itself for new privately-owned residential units only. It excludes commercial permits, additions, alterations and demolitions, and it does not capture unpermitted work. For that reason you should treat the numbers as a demand signal for residential work in Pompano Beach, not as a measure of total construction volume in the city.

How does the coastal location affect my estimate?

Salt air and wind-driven rain push up the specification on roofing, waterproofing, fasteners and exterior coatings, and those items are measured separately rather than absorbed into a generic square-foot rate. Wind uplift requirements change the fastener count and the attachment method on roof assemblies. The shallow water table adds dewatering and often muck excavation to the sitework scope. We carry each of these as its own line so you can see what the coastal exposure is actually costing you instead of guessing.

Do you handle multifamily takeoffs for podium and mid-rise projects?

Yes. Multifamily is the dominant permitted product in Pompano Beach, so most of our local work is podium and mid-rise. We measure per-unit scope for the residential floors, then carry the shared back-of-house scope separately, which keeps the unit cost comparable across floor plates. Fire protection, duct routing and plumbing stacks in podium ceilings are the usual coordination problems, so we flag those in the takeoff notes. Our multi-family estimating service covers the full division set.

What do you need from me to start a takeoff?

Send the complete drawing set by discipline, any addenda, and the specification book if one is issued. A geotech report is important on Pompano Beach jobs because it drives the foundation scope. If you have a bid form or a required scope breakdown, send that too, since it determines how we structure the spreadsheet. Tell us the bid date so we can sequence the work. You can start the process on our get an estimate page.

Do you price with local Pompano Beach labor and material rates?

We price with ZIP-code-adjusted material and labor rates using RSMeans data, so Broward County wage and material costs are reflected rather than a national average. That matters on trades where local labor is tight, such as concrete finishing and MEP rough-in. Quantities come from the drawings using Bluebeam Revu and PlanSwift, and the pricing layer is applied after the quantities are checked. If you have current quotes from your own subs, send them and we can compare them against the database rates.

Can you estimate the sitework and drainage separately from the building?

Yes, and on flat coastal sites we usually recommend it. Sitework quantities come off the civil set, not the architectural set, and the two are often issued on different dates. We measure clearing, stripping, muck excavation, fill, grading, exfiltration and storm piping as separate lines so the earthwork bid can be carried by a site contractor without the building scope attached. If the civil set is not ready, we can start the building trades and add sitework later.

What happens if the drawings change after the takeoff is delivered?

Send the revised sheets and the addendum number, and we will re-measure the affected scope and mark the changes against the original takeoff. Keeping the two versions side by side is what makes the revision useful during bid leveling, since you can see exactly which quantities moved. If the change is limited to one trade, we only re-run that division. Larger changes, such as a switch from wood frame to light-gauge steel, are treated as a new takeoff because the measurement method changes.

Do you cover projects outside Pompano Beach?

Yes. We cover the rest of Broward County and South Florida, including nearby cities such as Boca Raton, Davie and Miami Gardens, as well as West Palm Beach, Clearwater and Lakeland. Rates are adjusted by ZIP code, so a job in one of those markets prices differently from one in Pompano Beach even when the drawings are identical. If you have work across several markets, send the sets together and we can return a comparison. The Florida construction estimating page covers our statewide coverage.
