Construction Estimating Services

Construction estimating services turn a plan set into priced line items, measured quantities, or both, depending on how far along your design is and who is doing the pricing. This page maps 23 estimating deliverables to the bid stage that actually calls for each one, so you order a quantity takeoff when you only need quantities and a full estimate when you need dollars. We produce division-organized Excel and PDF deliverables with marked-up plan sets, typically in 24–48 hours, with rush available when a bid date moves up. Whether you are a general contractor chasing a hard bid, a subcontractor pricing a single trade, or a developer testing feasibility, the sections below tell you what to send, what you receive, and which service fits.

What this group covers and how the services differ

Every service in this group sits on two axes: whether dollars are included, and which bid stage the deliverable serves. A quantity takeoff gives you measured counts and units with no pricing attached; a full estimate adds ZIP-code-adjusted material and labor pricing on top of those same quantities. Concept-stage work runs on incomplete drawings and UNIFORMAT groupings, while bid-week work runs on permit sets, addenda, and scope sheets.

Deliverables arrive in Excel and PDF, organized by CSI MasterFormat division, with marked-up plan sets showing exactly what was measured. Production runs in Bluebeam Revu and PlanSwift, with RSMeans data used for pricing where unit-cost assemblies apply. Turnaround is typically 24–48 hours for most projects, with rush available when a bid date moves up.

The two axes that separate every service

  • Pricing vs. quantities only. Quantity Takeoff Services stop at measured units. Construction Cost Estimating Services add material and labor dollars.
  • Bid stage. Concept and schematic work calls for conceptual, budget, or elemental estimating. Design development and permit sets call for full cost estimating and material takeoffs. Bid week calls for bid estimating and bid-day support. Post-award calls for change order pricing, schedule of values, and cost reporting.

If your own estimating team will price the work, order a takeoff. If you need a number to submit, order a priced estimate.

Which estimating service fits which bid stage

Concept and schematic

When drawings are incomplete, you need order-of-magnitude numbers, not hard bids. Preliminary & Conceptual Estimating and Budget Estimating work from square-foot and system-level assumptions. Elemental Estimating uses UNIFORMAT groupings (substructure, shell, interiors, services) so you can compare schemes before dimensions stabilize.

Design development to permit set

Once dimensions, schedules, and wall types are set, Construction Cost Estimating Services produce a full priced estimate, and Material Takeoff Services produce supplier-ready material lists. This is also where Blueprint Takeoff & Estimating applies if your plans are still on paper or scanned PDFs.

Bid week

Bid Estimating and Hard Bid & Bid Day Support cover live bid-day coverage, scope leveling, and sub quote comparison against your own scope sheets. If you only need quantities for your own pricing, order Construction Takeoff Services.

Post-award and ongoing

Change Order Estimating prices changes and variations. Schedule of Values Preparation builds the SOV for pay applications. Project Cost Control & Reporting tracks committed vs. forecast costs on a retainer basis.

Retainer and overflow

When your in-house capacity is the constraint, not the scope, Outsource Estimating Services and a Dedicated Construction Estimator provide assigned capacity. Outsource Estimating is per-project; a Dedicated Construction Estimator is a retainer model with an assigned estimator who learns your rates and formats.

Service | Use it when | What you receive

The table below lists every service in this group. Use the middle column to match your plan completeness or deadline condition, and the right column to confirm the artifact you will receive. Takeoff-only rows state explicitly that no pricing is included. Retainer rows state the engagement model.

How to choose the right service for your bid stage

Send the drawings you have and the bid date. Incomplete sets push you toward conceptual or budget work, not a full hard bid. If your drawings are at 60% and you need a number to submit, we will tell you which service fits and what assumptions are required.

Ask whether you need dollars or just quantities. If your estimating team will price the work, order a takeoff. If you need a number to submit, order a priced estimate. This single question prevents most over-buying.

Scope gaps drive most rework. State whether your package is single-trade or full-scope, and whether alternates must be priced separately. If you are a subcontractor, tell us your trade and the divisions you carry; if you are a GC, tell us which packages you are chasing and whether you want sub quote leveling.

Confirm the format you can absorb. Division-sorted Excel works for your own pricing; marked-up PDF works for scope review meetings. For bid day, tell us the bid time, the packages, and whether you want sub quote leveling against your own scope sheets. If you are unsure, Get an estimate and we will confirm the right deliverable before production starts.

Our process from plans to estimate

Intake

You send plans, specs, addenda, and the bid date. We confirm scope, trade coverage, and which CSI divisions are in play. If you have a scope sheet or prior estimate format, send it so we can match your structure.

Measurement

Quantities are taken in PlanSwift or Bluebeam Revu, with marked-up plan sets recorded as the audit trail. Every measured item is linked to a drawing sheet and detail so you can trace the number back to the plan.

Pricing

Material and labor are adjusted by ZIP code, using RSMeans data where assemblies apply and your own rates where you supply them. If you provide labor rates, we use them; if not, we use ZIP-code-adjusted RSMeans rates as the basis.

Assembly

Line items are sorted by CSI MasterFormat division with quantities, units, unit costs, and extensions. Waste factors are noted where applied, typically in standard ranges by material.

Delivery and revision

Excel plus PDF with marked-up plans, typically within 24–48 hours, with rush available. Revisions are handled against addenda or updated drawings. If your bid date moves, tell us and we will re-sequence production.

What you receive

Frequently asked questions

What is the difference between a quantity takeoff and a construction estimate?

A quantity takeoff gives you measured counts and units with no dollars attached. A construction estimate adds ZIP-code-adjusted material and labor pricing on top of those same quantities. If your own estimating team will price the work, order a takeoff. If you need a number to submit, order a priced estimate.

Which estimating service should I order if my drawings are only 60% complete?

At 60% completion, order Budget Estimating or Preliminary & Conceptual Estimating. These services work from incomplete drawings and use allowances and unit rates for undefined scope. A full hard bid requires a permit set with dimensions and schedules stabilized, so ordering one early usually produces rework when the drawings change.

What format do you deliver estimates in, and can I price the takeoff myself?

Deliverables arrive in Excel and PDF, organized by CSI MasterFormat division, with marked-up plan sets showing what was measured. If you want to price the takeoff yourself, order Quantity Takeoff Services and you receive the quantity schedule with no pricing included. Your team can then apply your own rates and assemblies.

How fast can you turn around an estimate for bid day?

Turnaround is typically 24–48 hours for most projects, with rush available when a bid date moves up. For bid-day coverage, tell us the bid time, the packages you are chasing, and whether you want sub quote leveling against your own scope sheets. Rush production depends on plan completeness and trade coverage.

Can you price a project using our own labor rates instead of RSMeans?

Yes. We use ZIP-code-adjusted material and labor pricing from RSMeans data where unit-cost assemblies apply, but if you supply your own labor rates, crew compositions, or productivity factors, we use those instead. Send your rate sheet with the plans and we will structure the estimate to match your format.

Do you handle single-trade takeoffs, or only full-scope estimates?

We handle both. Single-trade takeoffs are common for subcontractors who carry one or two CSI divisions and need quantities for their own pricing. Full-scope estimates cover all divisions in the package. Tell us your trade and the divisions you carry so we scope the takeoff correctly and avoid pricing work you do not perform.

Can I get a dedicated estimator instead of ordering project by project?

Yes. A Dedicated Construction Estimator is a retainer model with an assigned estimator who learns your formats, rates, and trade coverage. Outsource Estimating Services is per-project. Choose the retainer when your in-house capacity is the constraint and you want consistent turnaround across multiple bids.
