This example prices the exterior wall framing for one floor of a wood-frame multifamily building on the Peninsula. The dimensions are illustrative; your plan set governs. We start with the wall length from the dimensioned floor plan, then apply the stud spacing and add plates, corners and waste.
Step 1 — Wall length. The exterior perimeter of the floor is 240 linear feet. Interior demising and corridor walls add another 180 linear feet, so the total wall length is 420 linear feet.
Step 2 — Wall height and stud count. The floor-to-floor height is 9 feet, and the studs run 8 feet 1 inch after the plates are deducted. At 16 inches on center, each linear foot of wall needs 0.75 studs, plus one stud at each end of every wall segment. For 420 linear feet, that is 315 studs before openings and waste.
Step 3 — Openings and waste. Deduct 18 window and door openings at an average of 4 studs each, or 72 studs. Add a typical 5 to 10 percent waste factor for cutting and culling; use 8 percent here. The net count is 315 minus 72, or 243 studs, times 1.08, which rounds to 263 studs.
Step 4 — Plates and headers. Plates are counted as three times the wall length for a single top plate and single bottom plate, plus a second top plate. That is 420 times 3, or 1,260 linear feet. Headers are counted by the linear foot from the opening schedule.
